Job Description Summary:
Harrod Properties is seeking a Property Manager to join our team overseeing a portfolio of Class A properties in Hillsborough, Pinellas, and Pasco counties. The Property Manager is responsible for the day-to-day operations of commercial office, industrial, and medical properties and should have excellent interpersonal and communication skills to interact with tenants and customers and strong leadership qualities to coordinate workflow with in-house staff and outside vendors.
Job Duties:
· Ensure the property portfolio is well maintained and repaired in Class “A” condition. Perform regular inspections of the properties for damages or maintenance requirements; schedule and oversee maintenance improvements as necessary.
· Maintain positive relationships and high retention levels with tenants through visits and telephone calls. Reply promptly to tenant inquiries clarifying lease requirements and lease terms as needed.
· Respond to tenant requests/problems in a timely and courteous manner, generate work orders as needed, and ensure satisfactory resolution.
· Ensure timely collection of rent and other tenant receivables.
· Approve and process invoices for all property related expenses.
· Develop annual budgets and track monthly performance comparing budget to actual expenses. Understand and provide explanation for variances.
· Prepare annual CAM Reconciliations as required.
· Maintain good vendor relationships and monitor vendor contracts to ensure excellence.
Requirements:
· Bachelor’s degree from a four-year college or university preferred.
· Highly organized with attention to detail and skilled with time management.
· Strong computer skills; proficient in MS Office programs and Yardi.
Job Type: Full-time
Pay: $65,000.00 – $85,000.00 per year
