CBRE is looking for a Property Manger for a Healthcare Portfolio in Chattanooga, TN.

JOB DESCRIPTION:

• Manages all aspects of a single property or portfolio of medical office properties.  Oversees all marketing, operations and financial activities.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

• Responds to tenant needs, ensuring that administrative and building technical staff resolve problems promptly.  Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards

• Ensures periodic, regular property inspection.  Recommends and/or approves alterations, maintenance and reconditioning as necessary.  Contracts for and supervises vendor services as required.

• At hospital administrations direction, markets and leases the property, qualifying and showing space to prospective tenants and negotiating new leases and lease renewals.  Coordinates tenant move-ins and move-outs, and walk-through spaces with tenants and tenant improvement team.

• Acts as primary contact with hospital administration to ensure that objectives are being met.  Prepares and delivers timely, accurate and complete reports.

• Develops and controls annual budgets for operating and capital expenses.  Forecasts management plans and prepares monthly performance, explaining variances.

• Coordinates with Memphis PAS to ensure rents are collected and paid in compliance with lease terms, and reconciliations are completed for CAM.

• Closely track all transaction activity and account for all savings results achieved on behalf of client

• Conducts, through vendor, annual market survey for all owned and/or master leased properties.

QUALIFICATIONS:

EDUCATION and EXPERIENCE

• Bachelor’s degree in business or related field

• 4-6 years applicable industry tenure or similar combination of education and experience

• Healthcare Real Estate experience preferred

CERTIFICATES and/or LICENSES

• [state] Real Estate license required

• CPM or RPA professional designation or candidacy preferred.

COMMUNICATION SKILLS

• Ability to comprehend, analyze, and interpret complex business documents. Ability to write reports, manuals, speeches and articles using distinctive style.  Ability to effectively respond to sensitive issues, complex inquiries or complaints from clients, co-workers, supervisor, and/or management.  Ability to make effective presentations on general topics to an internal department, large group of employees, clients, and/or management.  Ability to motivate employees and client groups to take desired action.

FINANCIAL KNOWLEDGE

• Requires in-depth knowledge of financial terms and principles.  Conducts financial/business analysis including the preparation of reports.

REASONING ABILITY

• Ability to solve problems and deal with a variety of options in varying situations. Requires advanced analytical and quantitative skills.

OTHER SKILLS and/or ABILITIES

• Advanced computer software application (Microsoft Excel, Word, Outlook, etc.) and Internet navigational skills

• Strong interpersonal and organizational skills with ability to manage multiple projects simultaneously
