We at Hendricks Enterprises Investors, Realtors are looking for a motivated, hardworking and upbeat individual to manage a 68-unit multi-family apartment complex in Dunedin, FL called Beltrees Plaza, a 53-unit property in Clearwater, FL called Midway Court and a 9-unit complex in Clearwater, FL called Santa Rosa. These properties are located in the Norther part of Pinellas County. Beltrees Plaza Apartments, where the mandatory on-site housing is offered is located within walking distance from schools, the Blue Jays MLB spring training facility and the Pinellas train. It is also located miles from historic down town Dunedin and Clearwater Beach. Beltrees Plaza Apartments has a big swimming pool and 1 full size laundry facility.
We expect our manager employee to deal with day to day operations, rent collections, notice distributions, over site of our full time maintenance tech, over site of vendors and other workers, tenant relations, apartment showings, cleaning empty apartments, computer work and grounds pick up and up keep… The job requires the manager to live and work on site. The On site manager is also responsible for responding to afterhours priorities and emergencies.
The managers residence is a 1,100 square foot 2 bedroom 2 bath suite. The dedicated manager’s suite features a large kitchen with a breakfast bar, a built in microwave and dishwasher and a Fridge with an ice maker. The manager’s suite also has a large master bath with a walk in shower and 2 large walk in closets. The spacious LVRM has a decretive fire place & door to a private fenced in back yard. The unit has tile throughout and the separate manager’s office is attached to the suite. A value of approximately $1200 rent a month. The apartment includes all your basic utilities: electric, water and sewer and garbage, cable and internet. A value of approximately $300 in utilities. Rent including the utilities is $1500 a month. Compensation is offered in 2 parts. 1st is the managers base pay of $1310. 2nd is a bonus based on collections of monthly rents. A recent average of between $1500 & $1800 a month. Monthly earnings would yield between $2810 & $3110.
