We are currently seeking an experienced Property Manager in the St. Pete area to successfully oversee a senior housing community. In order to be considered, candidates should have experience affordable compliance programs. Prior experience with senior communities preferred. Candidates are welcomed from the public housing/non-profit housing sector, the institutional investment sector and the multi-family property management industry with knowledge of multi-layered financing programs not limited to Tax Credit, Bond, SHIP, HOME, SAIL, Public Housing, Project Based, etc. The position involves heavy documentation/data entry, a high volume of document processing with monitored deadlines. This opportunity is a supervisory position with authority, responsibility, and accountability to plan, implement and monitor operation, profitability, quality service and resident relations. Oversee all aspects of running a multi-unit residential community, including budgets, physical Service, advertising, leasing and pricing. Effectively create a marketing and management program to maintain optimum occupancy levels, income, and value of community. Effectively select, hire, train, motivate, counsel and reward employees. Ideal Candidate: Have a minimum of five years of on-site property management experience and minimum of three years on-site compliance property management experience; Be team oriented and successfully train and motivate their team; Have excellent customer service and communication skills; Be highly organized and detail oriented and ability to accept change and learn new procedures; Have computer experience (MRI/OneSite software preferred); CAM, HCCP and COS/or CPO certifications will be required and are preferred to hold currently. Responsibilities will include (but will not be limited to): Work directly with Regional Manager to oversee all phases of community operations; Work closely with Maintenance Coordinator to ensure service requested are completed in a timely manner and preventative maintenance procedures are in place and adhered to; Work closely with Service Team to ensure units are released for move-in in a timely manner; Oversee marketing efforts by leasing team to include updating online advertising, outreach marketing and appropriate follow-up; Prepare weekly and monthly reporting for review by corporate personnel and distribution to Asset Manager; Oversee all on-site operations that pertain to Compliance and Management Plan of all Compliance programs, Project Base and Public Housing guidelines; Performs all other duties as directed by Regional Manager and Compliance Director, to lead the team in operating a successful community.
