Full Job Description
Administers and maintains all phases of community operations under the direction of the Regional Manager/COO. High profile exposure to senior/corporate management. Great new construction, lease up opportunity. Specific areas of responsibility include personnel functions, community maintenance, monitoring market conditions, budget control, advertising and resident relations. Effective in resident relations and resolution of resident issues.
ESSENTIAL FUNCTIONS:
Hires, trains, evaluates and supervises all on-site employees under the direction of the Regional Manager.
Coaches and counsels on-site employees and offers promotion recommendations.
Prepares and conducts performance reviews and recommends salary increases.
Handles disciplinary action, including terminations, completes counseling summaries and communicates status to the Regional Manager.
Conducts community staff meetings on a regular basis. Attends management meetings when scheduled.
Develops an integral team that effectively sells the quality and professionalism of PDR.
Supports the overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, etc.
Analyzes and monitors the community market conditions in order to anticipate market changes or trends that could affect the profitability of the community.
Oversees, develops and participates in various leasing and marketing programs to ensure their success.
Monitors closing ratios of leasing associates to insure requirements are met. Recommends additional training of leasing associates if necessary.
Reviews, approves or rejects resident applications
Reviews all renewals and prepares increase recommendations to the Regional Manager according to the operating budget and market conditions.
Ensures that staff is implementing residential retention and renewal programs.
Ensures the completion of various daily, weekly, and monthly reports in a timely and accurate manner. Reviews reports and makes operating recommendations to the Regional Manager/COO.
Ensures compliance with PDR policies and procedures.
Understands and applies principles of Fair Housing.
Responsible for understanding state landlord-tenant laws.
Prepares and follows guidelines of the community operating budget.
Processes and approves the payment of all invoices.
Prepares all payroll and payroll-related forms accurately and in a timely manner. Maintains a record of regular and consistent attendance.
Monitors the maintenance activities to ensure resident requests and preventive maintenance programs are being performed according to PDR standards.
Reports or offers recommendations for community capital improvements or repairs, the development of job specifications, contract developments and negotiations, etc.
Maintains open and clear communications with the community staff and Regional Manager/COO.
Assists other on-site employees as needed.
Strives to continuously meet or exceed resident satisfaction.
Makes recommendations and oversees the editing of the community newsletter.
Becomes active in the local business community and develops a rapport with the residential community.
Attends and participates in training programs as requested. Insures all on-site staff has enrolled in and completed necessary courses.
Attends and monitors various community recreational and social activities.
Represents the Company in a professional manner at all times. Consistently maintains a professional, courteous attitude when dealing with residents, subordinates, coworkers and the general public.
Performs other duties as assigned.
JOB QUALIFICATION REQUIREMENTS:
Knowledge/Experience:
High school diploma or equivalent is required. A college degree or related coursework is preferred. A minimum of 3 years residential property management experience, including supervisory responsibilities, Lease Up experience is preferred. Excellent communication, organizational and leadership skills necessary. Prefer sales/multi-family leasing experience and product sales. Marketing and budgeting experience preferred. Computer literacy required. Experience with computerized property management and / or accounting software.
Machines, Tools and Equipment, Software:
Computer w/lnternet and e-mail capabilities, Telephone, Facsimile, Photocopier, Vehicle. Knowledge of Microsoft Word and Excel preferred. Property management and/or accounting software; Yardi, other.
Licenses/Certification:
Valid drivers’ license and good driving record along with auto insurance required.
