Our apartment community is looking for a strong “TEAM” leader with demonstrated leasing & collections for 150+ unit apartment community in Tampa.
As property manager, responsibilities include but are not limited to the managing of the daily operations of the property. Overseeing personnel, marketing, leasing, collections, resident retention, customer service, maintenance, administration and reporting. Duties include:
- Assists Regional Manager and supervisors with special projects and administrative tasks.
- Ensures staff compliance with company policies and procedures.
- Initiates preparation of weekly and monthly reports, regular market surveys, and advertising and marketing programs.
- Reviews and approves all rental applications and lease forms for accuracy and compliance with resident policy.
- Makes recommendations to improve marketing and leasing programs.
- Must confirm all market ready apartments are updated in property computer program.
- Possess full knowledge of the surrounding real estate market and the position the community plays in the market.
- Responsible for all property cash management functions consisting of accounts receivable, accounts payable, and cash receipts(including rent collections and daily deposits).
- Responsible for maintaining an accurate inventory of tangible assets and assists in preparation of annual budget.
- Analyzes budget variances and submits written findings to Regional Manager along with monthly owner reports.
- Analyzes weekly activity and submits Monday report to Regional Property Manager by 10am Monday morning.
- Insures all property reports are completed and submitted in a timely manner.
- Implements rent collection programs in legal compliance.
- Maintains good relations with residents through quality customer service and consistent application of company policies and regulations.
- Keeps documentation of all resident correspondence in resident files and communicates and documents any property or resident related problem and suggested resolution to the Regional Manager.
- Handles property emergencies.
- Supervises property associates, to include work schedules.
- Supervises work performed by contractors, possibly second level approval required.
The property manager supervises the maintenance supervisor, assistant manager, leasing & maintenance staff and reports directly to the regional manager.
Qualifications:
- Associates degree or equivalent
- 4+ years apartment industry experience
- 2+ years apartment management
- Strong written & communication skills
- Self motivated
- Organized with attention to details
- Word, Excel,Property Management software required!
Bi-lingual preferred but not required.
Job Type: Full-time
Some Saturdays are required!
Occasional exposure to outside weather conditions.
