Looking for a motivated property manager with a minimum of 3 years of experience for a 165 unit property. Collect all rents, fees and other income when due. Ensure that all funds are posted in computer and make bank deposits following posting procedures. Conduct monthly market surveys of competition and shop to verify surveys. Perform evictions as required on delinquent rentals and write legal notices. Review qualifications for residents’ applications, verifying rental and employment history. Make sure lease files are complete and that completion of leases are being executed as required, including data entry for move-in, renewal, move-out and resident information notification updates. Supervise maintenance department to ensure that all vacancies are prepared and ready to be leased. Manage maintenance requests in computer work order system in conjunction with verifying work order completion. Schedule and monitor daily progress of on-site maintenance staff Ensure that all service requests are completed satisfactorily. Schedule and inspect all make-readies. Work with contractors, as necessary, to complete projects being completed on the property. Handle special resident problems in occupied units and manage an effective lease renewal program.
