As Property Manager you will have the responsibility of:

  • Maximizing the long-term operating performance of his/her community
  • Managing all aspects of the day-to-day business of running an apartment community
  • Overseeing and enhancing its financial growth
  • Employment and development of staff
  • Maintaining positive resident relations
  • Leading and mentoring all team members regarding the management and maintenance of the physical assets on his/her community
  • Accepting and approving rental applications, lease renewals and new move-ins
  • Qualifying, demonstrating and leasing apartments in accordance with Fair Housing Laws
  • Supervising all additional site personnel and outside vendors, including the setting of work schedules
  • Handling details associated with the turnover of apartments, inspection of apartments, product preparation, and administrative record keeping
  • Displaying leadership skills
  • Maintaining necessary records of all supplies and equipment
  • Scheduling emergency on call personnel to service the needs of the community after regular business hours
  • Reviewing all delinquent accounts and determining action required
  • Ensuring that all rents are deposited into the property bank accounts
  • Reviewing with the Regional Vice President the status of the operating budget; determining necessary reductions or increases in allocations
  • Preparing annual operating budgets for each property
  • Completing performance evaluations of on-site personnel
  • Preparing owners’ reports monthly
  • Preparing detailed list of capital replacements required or anticipated
  • Inspecting property amenities for proper operation
  • Approving all media advertising for the properties
  • Determining the market rental values of apartments by market comparisons
  • Ensuring compliance with Federal Wage and Hour Act, Fair Housing Laws, all state and local laws, OSHA, Workers’ Compensation regulations
  • Monitoring and reviewing all overtime
  • Interviewing and hiring site associates


Requirements:

  • High school diploma or GED is mandatory, college degree preferred
  • 3+ years of community management experience
  • Yardi Voyager experience a plus
  • Proficient in Microsoft Office in a Windows environment
  • Must have excellent verbal and written communication skills and be able to effectively communicate with others
  • Must have exceptional interviewing, probing, influencing skills
  • Must have strong interpersonal skills
  • Must be a team builder, motivator, coach and trainer
  • Must be a creative and innovative thinker
  • Must be able to work with multiple deadlines, maintaining efficiency and control over projects assigned within timeframes allowed and changing priorities
  • Ability to assess a situation and come to an appropriate decision quickly
  • Positive resident relations
  • Strong organizational skills
  • Highly motivated and energetic with the ability to motivate others
  • Customer oriented, enthusiastic, team play and goal oriented
  • Reliable transportation a must
  • Current valid driver’s license
