JOB SUMMARY

Responsible for the management of our leased real estate portfolio, and supporting assigned projects for our Real Estate department and initiatives of medium to high complexity. Provides day-to-day management and oversight of our national portfolio of industrial and office properties. Manages all aspects of our property portfolio from lease inception through property decommissioning. This includes fielding requests from property owners and/or their designees as well as our internal staff. Responsible for developing maintenance programs for each asset within the portfolio. Provides management and guidance toward successful collaboration with multi-functional groups and directs project team responsible for implementation of company strategies.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Manage all aspects of assigned properties consisting of industrial and office properties
  • Point person for special projects as directed from director of real estate and corporate officers
  • Design maintenance plans for assigned properties that supports lease and field obligations
  • Conducts tenant move-in and move-out inspections. Collect bids to restore properties in accordance with lease obligations
  • Coordinates and negotiates the execution of various legal documents, including service agreements, estoppels and other related legal items
  • Maintains and verifies rent rolls on monthly basis; oversees maintenance of building and operational files. Prepares monthly reports as required
  • Maintain a positive, productive relationship with all property owners and managers
  • Negotiate contracts with contractors in a timely and reliable manner
  • Advertise and market vacant spaces to attract subtenants
  • Collect receivable accounts and verify operating expenses. Manage security deposit ledger and insure timely refund upon exit
  • Develop and manage annual budgets by forecasting requirements and analyzing variances, data and trends
  • Facilitates communication as appropriate to all involved and “manages” the stakeholders. This includes escalating issues to the next level of management as necessary
  • Assumes accountability for overall project success – including cost, schedule, quality, and scope management, as well as internal and/or external customer satisfaction
  • Identifies creative ways to implement corrective actions in a cost-effective manner
  • Utilizes tools to track changes and identifies cost impact for review with management and/or senior leaders
  • Facilitates communication and education for all interested parties as deemed necessary
  • Ensures all sensitive and confidential information is handled appropriately
  • Identifies and prepares solution proposals that close gaps and mitigates risk
  • May perform other duties and responsibilities as assigned

 

Job Requirements

JOB QUALIFICATIONS: Education & Experience Requirements

  • Proven work experience as property manager
  • Fully understanding property management and its financial aspects
  • In depth knowledge of all rules and regulations surrounding property management
  • Competency in MS Office and relevant databases and software
  • Customer focus and bottom line orientation
  • Interpersonal savvy with strong communication and presentation skills
  • Well organized with excellent time management skills
  • Bachelor’s degree in business management or equivalent required
  • Construction and or tenant improvement implementation
  • Corporate Real Estate experience or knowledge of leases preferred
  • 2-4 years’ experience in property management required
  • Proven subject matter expertise in area of focus preferred
  • Possess math skills sufficient to perform required duties
  • Or an equivalent combination of education, training or experience

WORKING CONDITIONS

  • Travel requirements: 1 week per month
