Executive Property Manager
Reports to the President
Relevant Licenses: Florida Real Estate License
National property manager director, Business Growth Strategist, Networking, Escalated Tenant Resolution, Escalated client resolution, Landlord closer, basic accounting, move in/move out inspections, Co-Strategist, Deposit rents, Client Negotiator
Candidate to do a background and credit check prior to employment.
Task Lists
*Return responses same day, imply an acknowledgement of issue, may require additional time to research.
- *Field phone calls from Owners same business day
- *Field phone calls from Tenants same business day
- *Answer questions from employees same business day, provide affirmative, action based answers
- *Return escalated emails/calls same business day
- Approve any Work Orders above $400
- Regular employee oversight
- Research rental rates and recommend market pricing
- Provide plan of action for owners to best rent their property
- Visually inspect Work Order results above $500
- Schedule/show properties
- Use Jive # for all work calls
- Craft Tenant/Owner mass emails
- Key Locker organization
- Daily accounting ledger management coordination with accountant
- Deposit money at bank
- Company marketing
- Client retention
- responsible for acquiring/obtaining new business in trackable methods
- Recording/updating company metrics for review
- Goal tracking, Goal creating
- Place lock boxes on properties
- Meet vendors if necessary
- Emergency work order processing
- Direct assistant to perform Administrative tasks
- Implement new policies
- Implement new services
- Organize paperwork for regular use
- Review applicant scoring sheet prior to lease drafting
- Move In/Out inspections
- Implement or conduct any additional property inspections requested not including Move In/Out
- Lease negotiator (FL)
- Florida License law interpreter
- Responsible party for day to day company decisions
- Research solutions to current challenges
- Report challenges and relevant research to President
- Instruct other offices on procedures and verify follow through
- Integrate outside offices geographical business requirements

Salary: $22,000.00 to $38,000.00 /year
Experience:
