Real Estate Management Company is looking for Property Manager based out of Tampa, FL. Properties are located throughout Florida’s West Coast. Candidate must be able to work independently and have at least 5 years of Property Manager experience.
Duties to include:
Regular site visits to all properties. Provide leadership and direction related to the day-to-day operations.
Actively participate in the Collections.
Maintain frequent contact with tenants.
Maintain familiarity with all sections of leases related to operating provisions, services/additional services, expenses, tenants use and landlords obligations.
Engage contractors and technical expertise to service the property in accordance with lease requirements and company standards.
Negotiate and administer service contracts as required.
Regularly inspect tenant space, public and mechanical areas and ground areas to ensure property maintenance and cleanliness.
Meet regularly with janitorial, maintenance and security contractors to review quality of work and adherence to specifications.
Investigate and report all accidents/property damage to appropriate management and authorities.
Manage property level energy use and conservation efforts.
Maintain buildings and manage tenants.
Work with sub-contractors on projects.
Code and approve all contracted work orders.
