Summary: The FULL-TIME Property Manager is the lead representative of StoreRight Self Storage to its customers and community. Primary responsibilities are to maintain and ensure efficient daily operations of the property. Duties include maximizing rentals and occupancy levels, controlling delinquency, ensuring required custodial and maintenance functions are completed, meeting cleanliness standards, and performing superior customer service at all times. To perform this job successfully, the PM must be able to perform each essential duty satisfactorily. StoreRight Self Storage seeks employees that have pro-active, positive attitudes, and operate with integrity. Leadership skills are required, and experience supervising others is preferred. This position is full-time, averaging 40 hours per week.
The Property Manager works under the direction of the Area Manager, and Chief Operating Officer.
Essential Duties and Responsibilities:
- Consistently apply company philosophy, policies, and procedures as outlined in the StoreRight Procedure Manual.
- Ensure a clean, organized, and safe working environment. Perform all duties in compliance with safety standards as outlined in StoreRight Safety Manual.
- Maximize conversion of prospective calls, walk-ins, and email inquiries into rentals.
- Greet customers promptly, enthusiastically, and professionally.
- Answer telephones in a friendly, pleasant, and professional manner; stand and greet walk-in customers and prospects likewise. Present features and benefits of the facility at every opportunity.
- Build loyalty and repeat rentals by resolving customer problems effectively and timely.
- Promote StoreRight Self Storage within the community and on social media.
- Maintain sound financial controls by accurately handling cash and balancing receipts.
- Participate in collecting past due accounts. Collect funds, posts payments, and processes bank deposits accurately and timely. Follow Procedure Manual policies for Lien Sale completion, ensuring compliance with state Self-storage Facility Act (Florida Statutes Sections 83.801 83.809).
- Maintain accurate records for each customer including rental agreement, tenant insurance, change of address forms, and all correspondence to and from customers.
- Compile assigned reports and projects correctly and timely.
- Effectively utilizes computer systems. Understands SiteLink Web Edition management software, gate software, and CertiPay web page navigation.
- Monitor security system and act quickly to resolve security questions and problems; perform lock checks on a daily basis.
- Hire, train, supervise, and effectively direct Relief Manager and Maintenance staff to assist with successful running of the facility and accomplishment of duties.
- Visually inspect the office and entire grounds on a daily basis. Take necessary action to meet company appearance standards; Keep golf cart, grounds, and company units free of debris at all times.
- Regularly audit the physical condition of the facility and oversee performance of minor maintenance by staff and/or contractors for minor and major improvements. Advise Area Manager of projects beyond usual routine maintenance.
- Effectively display, stock, and promote point-of-sale merchandise; Maintain accurate inventory records.
- Perform other duties as assigned; work with minimum direct supervision; operate effectively on a team.
Additional Skills and Competencies:
- Skill in interacting with the public and providing excellent customer service.
- Ability to communicate effectively, including handling telephone calls and emails professionally and efficiently.
- Working knowledge of Microsoft Office, as well as Facebook and other online marketing tools.
- High School diploma/GED equivalent, at least two years of related experience and/or training in direct sales, retail, and/or customer service.
- Must have a current driver’s license, successfully complete a Motor Vehicle Report, and maintain sufficient auto insurance.
Communication and/or Supervisory Duties
- Communicates effectively with Maintenance staff, Relief Manager, Area Manager, and Chief Operating Officer.
- Nurtures diplomatic relationships with other StoreRight facilities and staff.
- Participates in Team and Corporate led conference calls, conventions, training programs, webinars, and meetings.
