Adara Communities is looking for an experienced, highly motivated Apartment Property Manager to meet the challenges of our growing business at our Tampa Woods community in Tampa, Florida.

As a Property Manager you will oversee all areas regarding daily operations and property management. You will be responsible for seeing to it that available vacant units are leased, residents retained, net operating income meets or exceeds projections, delinquency actively reduced to zero as quickly as possible and that the property is effectively maintained within budgeted parameters. You will be accountable for building an excellent work environment for the team and at all times, check safety of employees, report and take care of all liability issues immediately and enforce company and community policies while complying with all local, state, and federal laws.

Job Requirements

  • 6+ years Apartment Industry experience is REQUIRED
  • 4+ years Apartment Manager experience is REQUIRED, including supervisory and leadership skills to delegate and manage the performance of others, including counseling, coaching/training and development
  • Sales management and marketing knowledge, skills and abilities to sell services to new and existing customers
  • Experience working with conventional apartment communities
  • Experience working with communities of at least 200-300 units
  • Experience with property management software like Yardi, Onesite, etc
  • Stress-management, time-management, and problem-solving skills
  • Stable work history a PLUS
  • Minimum high school diploma and some college; Associate’s or Bachelor’s degree preferred
  • Certified Apartment Manager (CAM) credential strongly preferred
  • Bilingual (English/Spanish) is a PLUS

Working Environment/Requirements

  • A portion of the typical work day is spent in an office setting at his or her desk handling paperwork, computer transactions, correspondence, and employee or resident meetings
  • Remainder of job requires constant physical inspections and leasing demonstrations of community, walking up/down stairs and covering multi-terrain landscape of property; the employee is often exposed to various outside weather conditions
  • Occasionally required to reach with arms, hands and fingers; climb or balance; stoop, kneel, crouch, or crawl; and smell. Also, may lift, carry, position, or move objects weighing up to 25 pounds
  • May work non-traditional hours, to include evenings or weekends in order to complete work. Employer may also require employees to attend company meetings, training programs and annual leadership conference; may require additional travel outside of assigned community
