Job Description
- Operates the property efficiently in compliance with Company guidelines to achieve maximum return on investment (ROI) for the property owner. This includes but is not limited to:
- Corporate marketing and leasing of apartments.
- Managing the rent collection process.
- Ensuring guidelines are followed for purchasing supplies, maintaining expenses within budget and obtaining bids on appropriate property projects, etc.
- Manages all property staff including recruitment, hiring, training, motivation, performance evaluation, coaching, and if necessary, terminations.
- Oversees the maintenance and physical operations of the property through the utilization of a maintenance staff person and/or the oversight of third party vendors.
- Manages the property office activities including preparation and execution of corporate marketing plans, leasing apartments, marketing, preparing and submitting financial reports, etc.
- Models a high level of customer service and ensures all employees display a courteous and helpful attitude towards residents, co-workers, and all visitors to the property.
- Performs other duties as assigned. Qualifications
- 5+ years of apartment community management experience required.
- Experience demonstrating strong corporate marketing skills required.
- Must have flexible schedule availability – schedule will include weekend and early evenings.
- Yardi or comparable property management software proficiency a plus.
- Proven ability to recruit, train, and coach staff.
- Strong analytical, problem-solving skills.
- Attention to detail and exceptional follow-thru.
- Ability to multi-task in a fast-paced, ever-changing environment.
- Proficiency with standard office equipment and systems including computer, internet sites (apartments.com, craigslist, etc.), MSOffice suite (Excel, Word, Outlook), calculator, and electronic scanner.
- Above average telephone and communication skills including the ability to read, write, and comprehend English at a fluent and professional level required.
- Supervisory level math skills including the ability to calculate pro-rations, bank deposits, time keeping records, etc.
- High school diploma required.
- College degree and/or certifications a plus.
