Franklin Street is currently seeking experienced Property Manager candidates for our new residential apartment complex, The Morrison, located in South Tampa.
Property Managers are responsible for the leasing, marketing, and general business operations of an apartment community. Successful candidates will be those possessing at least 5 years of previous experience in leasing, corporate marketing, financial reporting, and general management of an apartment community paired with a passion for customer service. Candidates must have new construction and lease-up experience to be considered for this position.
JOB DESCRIPTION
– Operates the property efficiently in compliance with Company guidelines to achieve maximum return on investment (ROI) for the property owner. This includes but is not limited to:
– Corporate marketing and leasing of apartments.
– Managing the rent collection process.
– Ensuring guidelines are followed for purchasing supplies, maintaining expenses within budget and obtaining bids on appropriate property projects, etc.
– Manages all property staff including recruitment, hiring, training, motivation, performance evaluation, coaching, and if necessary, terminations.
– Oversees the maintenance and physical operations of the property through the utilization of a maintenance staff person and/or the oversight of third party vendors.
– Manages the property office activities including preparation and execution of corporate marketing plans, leasing apartments, marketing, preparing and submitting financial reports, etc.
– Models a high level of customer service and ensures all employees display a courteous and helpful attitude towards residents, co-workers, and all visitors to the property.
– Performs other duties as assigned.
