The Sembler Company is looking for a Property Manager that will be responsible to maintain an overall knowledge of the physical and financial condition of each assigned property and working relationship with each owner or their representative. Oversee the day to day operation of each property. Some of the responsibilities of this position include;
- Be the primary TSC representative to the tenants regarding maintenance issues, rent collections and general lease administration.
- Prepare all expenses for annual budgets. Work in conjunction with the Staff Accountant to review the income portion of the budget.
- Negotiate and prepare all vendor contracts in accordance with the terms of the management agreement for each property. Obtain Certificates of Insurance from all vendors with the proper coverage and additional insured.
- Have site plan, zoning, sign codes, and other relevant use regulations of the projects available when needed. Be aware of the REA/OEA agreements, management agreement and exclusives for each project you manage.
- Review and approve request for tenant signage. Submittals should be approved in accordance with the property sign specifications and the approval limits of the management agreement.
- Be available to deal with emergencies 24 hours a day.
Requirements Ideal candidate will have a Bachelor’s Degree with 2 years experience in Retail Property Management. Third Party Management and Yardi experience are desired.
This position will require local travel to properties, therefore the candidate must have reliable transportation
