**Summary**
The Property Manager is responsible for proactively and effectively managing the property and team to execute activities that achieve the property and company goals. These goals are accomplished by managing the office and maintenance teams to ensure that the community is running efficiently in all aspects for residents, prospects, staff, and the company. All activities from service orders to leasing and retention are completed under the oversight of the Property Manager.
**Essential Responsibilities**
- Operate the property efficiently in compliance with company guidelines to achieve maximum return on investment (ROI) for the property owner.
- Manage the vacancy rate to ensure it is as low as possible.
- Oversee the rent collection process to maintain high collections rate.
- Execute job duties to ensure occupancy meets company and community targets.
- Ensure guidelines are followed for purchasing supplies, maintaining expenses within budget, and obtaining bids on property projects.
- Manage all property staff including training, motivation, performance evaluation, coaching, counseling, and terminations under the direction of the Head of Operations.
- Ensure all employees receive adequate training on company policies, legal compliance, safety, and related topics.
- Prepare and approve staff timesheets on a daily basis.
- Manage property office activities and staff including leasing apartments and marketing.
- Ensure sales techniques and methods required by the company are used effectively and legally.
- Supervise the preparation of all required management and accounting reports and forms.
- Plan, coordinate, and participate in resident retention functions.
- Maintain knowledge of property management practices to ensure effective implementation of plans and strategies.
- Oversee property maintenance through the Maintenance Supervisor and staff.
- Perform regular inspections of the property including vacant apartments and ensure work is completed to company standards.
- Maintain a safe work environment for residents and staff, complying with legal guidelines and company standards.
- Execute company safety programs.
- Communicate effectively to achieve property goals.
- Meet with residents regularly to address rent delinquencies or occupancy issues.
- Communicate with the Head of Operations and business partners on property performance.
- Demonstrate and promote a high level of customer service.
- Review service requests for timely completion.
- Promote a strong team environment.
- Follow company policies, procedures, and best practices.
- Perform other duties as assigned.
**Qualifications**
- High school diploma or equivalent required; higher education preferred.
- Minimum of 3 years of related property management experience required.
- CAM (Certified Apartment Manager) certification preferred.
- Excellent interpersonal, verbal, and written communication skills.
- Professional math skills and ability to understand financial reports.
- Comprehensive understanding of marketing techniques and budgeting.
- Ability to multitask, meet deadlines, and work in a team environment.
- Must be able to tour the property with prospects.
- Flexible schedule, including weekend shifts.
- Proficiency with standard office equipment and software.
- Entrata or comparable property management software proficiency required.
- Reliable transportation for property-related tasks.
**Normal Working Hours**
- 40 hours per week, schedule varies with possible weekend shifts.
- 30-minute meal break.
- Overtime as required.
