Essential Duties:

  • Prepares lease or rental agreements for lessees and collects specified rents and fees. Ensures all agreements, paperwork, documents, and addenda between owner and resident are accurate and current.
  • Directs bookkeeping functions; ensures clients’ accounts are credited and debited properly and all payables are paid. All financial data must be managed including rental income, other income, administrative costs, payroll costs, utility costs, marketing costs, maintenance and upkeep costs, mortgage, taxes, insurance premiums, and management services costs as well as Net Operating Income and Cash Flow. All variances must be understood and explained monthly.
  • Arranges for alterations to, or maintenance, upkeep, or reconditioning or property as specified in management services or lessee’s agreement in accordance with the Annual Operating Budget.
  • Employs, or contracts for services of, security, maintenance, and groundskeeping personnel and onsite management personnel if required, in accordance with the Annual Operating Budget.
  • Purchases supplies and equipment for use on leased properties in accordance with the Annual Operating Budget.
  • Directs and reports on the status of properties such as occupancy rates and dates of expiration of leases.
  • Provides support and assistance to clients relative to financing, purchasing, or selling of property.
  • Prepares a periodic inventory of building contents and property condition, and forwards listing to owner for review.
  • Audit and oversee utility costs to ensure they are accurate and collected in accordance with the lease. The manager is responsible for collecting maximum recovery if any utility is billed to residents such as RUBS or sub-metering. Billing should also be reviewed for spikes in usage which can indicate leaks or faulty meters.
  • Assists with the eviction of residents in compliance with owner or owner’s agents.
  • Ensure business is in compliance with all local, state, and government agencies for licensing and permitting. For properties participating in any type of affordable program, property managers are responsible for ensuring the property’s files, documents, and physical property are in compliance with all applicable programs.

SUPERVISORY RESPONSIBILITIES:

  • The person in this position will be responsible to manage subordinate employees in the Maintenance and Office. Is responsible for the overall direction, coordination, and evaluation of those employees. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include recruiting, interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Qualifications:

  • Must have 2+ years experience managing New Construction Lease Up, preferably mid-rise apartment homes

  • An Associate’s degree (A.A.) from two-year College or technical school; or two-year related experience and/or training; or equivalent combination of education and experience is required.
