Bayshore Properties is looking for a Property Manager to oversee all operations at Ventana Hills Apartments, a very busy 470-unit market rate apartment community located in Coraopolis, PA. They will be responsible for the following, including, but not limited to:
Community Management – Oversee the daily operations of the property, oversee maintenance staff, coordinate & monitor all sub-contracted work, inspect units, and manage capital improvement projects.
Resident Relations – Respond and effectively handle resident concerns in a timely manner, enforce terms of rental agreements, follow collections procedures and oversee evictions if necessary.
Marketing – Keeping properties occupied through effective use of advertising, maintain consistent follow-ups and property showings for prospective tenants, regularly monitor the local housing market and determine appropriate marketing plans.
Reporting – Submittal of reports on a timely basis, keeping accurate records of all documents, processing rent.
Duties & Responsibilities
- Oversee and manage all operations at the community including accounts receivable, resident relations, leasing and maintenance
- Manage payroll process and control overtime
- Interview and train new team members
- Mentor team members for future growth opportunities
- Review, complete and submit weekly reports
- Weekly property inspections
- Approve purchase orders
- Implement and enforce policies and procedures as necessary
- Review and approve resident applications
- Ensure all marketing and follow-ups are completed as required
- Oversee and assist with delinquency and eviction process as needed
- Ensure all move-ins, move-outs, NTV’s, new applications, canceled/denied applications and service requests are updated in Yardi daily
- Monitor the wait list
- Review apartment pricing first thing every morning
- Review financials for accuracy and complete the monthly variance report
- Special Projects as assigned
Skills & Requirements
- At least 2 years’ experience managing 300+ market rate apartments
- Proven track record of success
- Excellent communication and time management skills
- Highly proficient with Microsoft Word, Excel and Outlook
- Strong organizational and customer service skills
- Attention to detail and “can do” attitude
- Team player mindset and strong sense of urgency
- Valid driver’s license
- Reliable transportation
- Yardi or Appfolio experience is a plus
- Industry designations are a plus (e.g., CPM, ARM, CAM)
