Job Responsibilities:

Dynamic Management Team in the Saint Petersburg area is looking for a Property Manager that will also serve as Leasing Manager. We want someone that is dedicated to his/her work. He or She MUST have fantastic people skills and thrive in a fast paced environment. We are looking for someone with a strong sense of public service. The ideal candidate will have excellent problem solving skills and a strong sense of urgency to get things done. This is not a 9-5 position. We want someone that is available, if needed, after work hours to handle challenges that may present themselves on the property We want someone that is genuinely excited about coming to work every day. You will be the face of one of our properties. You should know how to articulate yourself with staff, residents, vendors and the general public. You should have a professional overall disposition. -Accomplish financial objectives by collecting rents; paying bills; forecasting requirements’ preparing annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
-Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes and profit goals.
-Attracts residents by advertising vacancies; obtaining referrals from current residents; explaining advantages of location and services; showing units.
-Contracts with residents by negotiating leases; collecting security deposits.
-Maintains property by investigating and resolving resident complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with
landscaping and snow removal services.
-Maintains building systems by contracting for maintenance services; supervising repairs.
-Enforces occupancy policies and procedures by confronting violators.
-Enforces Company policies and procedures for compliance documentation with regard to new leases and recertification of existing residents.
-Prepares reports by collecting, analyzing and summarizing data and trends.
-Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
-Assure safety standards are used comply with all Company guidelines.
-Ensure compliance of all work related activities in fair, ethical and consistent manner.
-Follow established Company policies and procedures.
-Meet and qualify all prospective residents and obtain necessary guest card information.
-Obtain accurate traffic source information and enter it correctly in the system.
-Show prospective residents the models and units available for rent.
-Take applications for rental, accept rental deposits, and process applications for approval procedure.

-Answer telephone and Internet inquires providing information in response to rental inquiries. Make follow-up calls and e-mail responses as necessary.
-Assist in the lease renewal process performing duties as assigned by the General Manager or Assistant Manager.
-Open and secure models and “show” apartments daily. Help maintain the rental office, models and show apartments at all times.
-Walk the property daily to inspect rent ready apartments and the general condition of the community.

Qualifications: 
-One to two years related experience and/or training.
-Bilingual (Spanish) Preferred
-Working knowledge of Property Management software (i.e. One-Site, Rent Manager, Yardi).
-Strong listener, problem solver, able to work with very little supervision, independent

thinker, honest
-MUST be tech savvy ie: internet, apps, smart phones etc.
-Ability to handle money honorably
-Basic Mathematical skills
