Summary/Objective

We are a Residential Property Management company managing single family homes in the Tampa Bay area. Property Managers are the face and voice of WrightDavis and are held accountable to maintain relationships with owners, tenants and vendors.

Essential Functions

  • Demonstrate a positive, professional and client-oriented attitude about the company with coworkers, tenants, clients and the public whether contact is by mail, telephone or in person. Constantly strive for improvements in work process and results to better meet client’s expectations.
  • On assigned properties, act as the company’s primary coordinator to assure that the company’s efforts fully meet and exceed contractual property management obligations.
  • Administer leases on each project including promptly synopsizing new leases, reviewing all tenant billings, analyzing lease clauses, preparation of vacancy reports, enforcing tenant compliance and performing landlord obligations.
  • Ensure all maintenance needs are completed in a timely manner.
  • Maintain complete and accurate property files and records, according to department systems, with an emphasis on documentation for future reference. Coordinate with the Office Manager and support staff on management company procedures for processing and distributing information. Provide prompt, detailed and accurate general status reports on all properties assigned.
  • Coordinate collection and documentation of all revenues following lease obligations of tenants and the owner’s policy on accounts receivable. Collect delinquent accounts promptly. Communicate with the Office Manager to ensure accuracy of rent roll and accounts receivable.
  • WrightDavis has developed an emergency service and all PM’s need to be available after hours and for a 24 hour per weekend coverage as required.
  • Manage tenant relations and coordinating requests for repairs and maintenance, lease issues and other tenant concerns. Assist in managing tenant “make ready” work, as needed or assigned.
  • Establish and maintain collaborative working relationships with coworkers.
  • Keep abreast of systems and procedures related to property management.
  • An elevated level of communication is expected from PM’s to all owners using the portal, phone and email.
  • Our office is a team environment and you may be asked to cover other desks during peak season or as needed thought the year.

Supervisory Responsibility

This position has no supervisory responsibilities.

Work Environment

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

Position Type/Expected Hours of Work

This is a full-time position. Days and hours of work are Monday 8 a.m. to 5 p.m., Tuesday through Friday, 8:30 a.m. to 5 p.m.

Travel

All Property Managers may be asked to travel to assigned properties for posting of notices, inspections or other owner needs.
