Full Job Description
We are a small company looking for a Property Manager/Office Manager. We manage our own properties consisting of around 200 units. This is an opportunity for a motivated person to come in at the ground level. There will be opportunity to advance and move forward. We are looking for a dedicated and loyal person to come join our team. You will have 2 virtual assistants at your disposal. They help out immensely and have been with us for over a year now. You will also have a full time assistant to help with handing out notices and collecting rent when needed. We have a full time maintenance staff and an office location in Gulfport.
Must have knowledge and experience in the property management field. Knowledge of Section 8 Housing would be helpful. The ability to supervise and give direction to others when needed.
We are looking for someone with a valid FL RE License. There is a strong potential for bonus income as we actively buy and sell properties as well.
Responsibilities
- Manage all aspects of all our properties and day to day dealings
- Light bookkeeping and reconciliations.
- Inspect and arrange maintenance to meet standards
- Maintain a positive, productive relationship with tenants
- Advertise and market vacant spaces to attract tenants
- Collect receivable accounts and handle operating expenses
- Develop and manage annual budgets by forecasting requirements and analyzing variances, data and trends
- Oversee properties’ personnel and assess its performance
- Accomplish financial goals and report periodically on financial performance
- Source and build relationships with prospective clients to expand business opportunities
- Update job and market knowledge
Skills
- Proven work experience as property manager
- Fully understanding property management and its financial aspects
- In depth knowledge of all rules and regulations surrounding property management
- Competency in MS Office, Excel, PM Software and relevant databases and software
- Customer focus and bottom line orientation
- Interpersonal savvy with strong communication and presentation skills
- Well organized with excellent time management skills
- Able to give direction to others when needed.
Qualifications:
- FL RE License
- 3 years experience as Property Manager
- Drivers License
- Strong organizational skills
