•A Property Preservation Specialist performs various and moderately complex support functions to ensure proper servicing, accounting, inspection, preservation and maintenance of mortgage loan properties in various stages of delinquency. Follows established guidelines and ensures properties are maintained and protected.
•Coordinates, orders and monitors property inspections; verifies condition, occupancy and status on vacant properties.
•Monitors daily, weekly and monthly results and transactions from property inspection vendor.
•Initiates, reviews and approves estimates on work orders and repairs.
•Coordinates maintenance, rehab and repair work with vendors to protect/secure vacant properties.
•Coordinates insurance claims with Loan Administration department for properties with reported damages.
•Makes appropriate and timely decisions to mitigate loss and control expenses throughout the loan servicing process. Researches and responds to moderately complex inquiries from customers, staff, other departments, investors and vendors via phone, letter or email.
•Manage the relationship with the vendor.
•General knowledge of mortgage loan documentation and terminology as well as the foreclosure and REO process.
•Knowledge of preservation policies procedures and related laws.
•Above average knowledge of LPS MSP and Microsoft Office.
•Prefer knowledge of LPS Desktop and Invoice Management.
•Desirable qualities: self-motivator, organized, works well with others, excellent communications skills, detail-oriented.
•Property Preservation experience, college degree or some college preferred.
