The scope of the job includes, but is not limited to the following:

  • Keep Property Management trailer clean, Tag renewed, and Inventory fully stocked and put away at the end of each biz day
  • Update, maintain, and consult with management to keep Property Management calendar for each property followed and quality control in place for all tasks performed.
  • Turn in weekly reports with pictures for all work completed by P.M. and sub-contractors
  • Blow each property (2) daily, pick up trash, and remit any notices as needed. Fix and report any outstanding Items.
  • Act as a purchasing agent for all materials needed at properties. Work to get best value possible on all purchases.
  • Schedule A/C maintenance with our contracted provider; be on site during work, and ensure quality control
  • (2) x Annual window cleaning performed – Materials will be purchased by WLW and kept in trailer.
  • (4) x Annual gutter cleaning – Materials will be purchased by WLW and kept in trailer.
  • Monthly pressure washing of all walkways / (2) x Annual pressure wash of all structures; Including but not limited to Fencing, lighting, mailboxes, dumpsters, etc.
  • Daily / Weekly Landscaping Maintenance. Weeding, Fertilizing, cutting, edging, mulching, etc. WLW has a goal of keeping our landscaping and sites the best looking in the entire Tampa Bay area. It is critical for the Property Manager to have the ability to maintain first class landscaping at all sites.
  • Change all exterior lightbulbs as needed
  • Stain all landscape borders (2) x annually
  • Schedule and oversee annual parking lot Maintenance; Asphalt repair, seal coat, and striping
  • Tree Trimming as needed
  • (2) x Annual – Lubricate / Clean all tracks for sliding glass doors
  • (2) x Annual Unit Inspections of all units and homes. Remit repairs/ fines as needed. Pics taken and reports turned in once inspections are completed.
  • Schedule Unit turnovers as needed when leases expire. Administer any work needed to prepare a unit or home for tenant move in date.
  • Administer Storage keys / locks changed as needed for tenants where on-site storage is provided as an option for tenants.
  • Complete reports for all tenant requests / complaints. Response required within 24 hours. Signature required from all tenants after work is completed. Pics taken and included in weekly reports. Company template report will be used for all requests.

Compensation:

  • Each Property Manager is tasked with managing up to a maximum of 100 doors. All 100 doors may be at one address, but most likely there will be a few different addresses that total 100 doors.
  • A company trailer with all necessary tools and materials will be provided to each P.M.
  • Each P.M. is to be in a company shirt while on site at all times
  • The P.M. work day is from 8am-4pm, Monday-Friday. Lunch is from 12-1pm each day.
  • Every P.M. is required to attend the weekly company meeting every Tuesday from 8am-9am. A company meeting agenda is emailed each week the night prior to meeting. P.M. must review and a printed copy will be provided at the meeting.
  • A property management schedule is put together at the beginning of each year for every property manger that includes all assigned properties the P.M. is tasked with managing.
  • WLW Executive team will evaluate/audit the assigned properties of each P.M. at least 2-3 times each month to ensure quality and rate the overall work performed. Bi-annual bonuses will be based on these evaluations. The quality of work performed will also be the primary consideration in any future promotions within the company.
  • There is a base salary of $50,000 for the Property Management position.
  • There will be an opportunity for each P.M. to earn two annual bonuses; the first is for 5k and the second is for 2.5k. These bonus opportunities will be reviewed in detail during interview. The 5k bonus will be paid to all P.M.’s that perform their work in a quality manner throughout the year. It will be issued December 1st to all P.M.’s deserving the bonus. If a P.M. does not earn this bonus there is a good chance the position will be up for review bc this bonus should be earned by all who do their job properly and timely. The second bonus is a performance bonus based on the reviews of the tenants of each property the P.M. manages. Details will be discussed during interview process.

Requirements:

  • It is a requirement of the job for all P.M.’s to have a truck to pull the company trailer. Each P.M. must keep their truck clean, and the company trailer will be cleaned each Friday before being returned for end of biz day.
  • Each Property Manager must have experience in property management and understand this is a position that requires the P.M. to perform work as well as manage and oversee sub-contractors to perform work as well.
