Full Job Description

Duties: Analyze financial information and modeling cash flows and joint venture structures in accordance with instructions received from the real estate investment team at Robbins Property Associates, evaluate or forecast economic conditions for investment opportunities, and inform investment decisions back to the real estate investment team. Prepare detailed investment memoranda, real estate transaction modeling, and plans of action for investment, using historical property income, operating statements, leases, loan agreements, financial analyses, modeling of waterfalls, promote splits, and current market conditions. Research and analyze competitive properties and real estate markets and transactions from a variety of sources including Costar, Axiometrics, Realpage, Real Capital Analytics, and public market research reports to provide asset performance projections based on market conditions, sites, and real estate comparative market analysis. Confer with real estate investment team regarding their interaction with brokers, lenders, and potential partners to forecast and identify potential acquisition, repositioning strategies or execution of debt transactions.

Monitor status, review and analyze fundamental economic, engineering/environmental reports and appraisals from third party real estate providers and developers. Work with the investment team on asset management with quarterly asset level reporting. Present oral or written reports to the real estate investment team on real estate investment analysis and economic trends, real estate transaction modeling, including modeling of waterfalls and promote splits, real estate development trends, real estate market analysis, demographic analysis, and metropolitan industry analysis. Interpret financial data and various types of real estate documents, including leases, rent rolls, and budgets.

Expense recovery reconciliations, loan agreements and other relevant information to report on price, yield, stability, future investment-risk trends, economic influences, and other factors affecting real estate investment programs. Work with Costar, Realpage, Axiometrics, and Real Capital Analytics. Requirements: Bachelor’s degree, or foreign equivalent, in Real Estate or Real Estate Management plus 24 months of experience as an Acquisitions Analyst. Special Requirements: At least two (2) years of experience working with the following software: Costar, Realpage, Axiometrics and Real Capital Analytics, and at least two (2) years of experience working with real estate transaction modeling (modeling of waterfalls and promote splits).
