POSITION SUMMARY
Initiates, manages, and completes entitlements and feasibility studies for remodel and new construction projects to include beer and wine licensing permits and all planning processes with municipalities and other outside agencies to permit ready stage. Manages design phase to include facility layouts, and project site estimating. Obtains all internal/interdepartmental approvals. Initiates preliminary project budgets and submit for financial approvals for the planning phase of these preconstruction projects. Ensures adequate tenancy is secured by working directly with landlords or internal property manager, if applicable. Participates in due diligence and monitors status and manages internal communication through the new development tracking reports. .
KEY RESPONSIBILITIES
- Plans projects and prioritizes sites identified for remodels. Compiles detailed feasibility studies to create accurate AFE request for development approvals by economic modeling; prepares approval packages for routing through management. Achieves financial objectives by ensuring preliminary costs estimates are complete and thorough.
- Performs key role in project planning, budgeting, and identification of resources required.
- Manages submissions and timely completion of all preliminary development processes up to and at times through building department plans submission such as preliminary design review hearings and conditional use permit applications.
- Coordinates site plan preparation with consulting architectural, engineering firms, consultants, contractors, and subcontractors. Orders surveys as needed.
- Monitors and appraises critical path results and coordinating information between consultants and agencies and owner. Verifying work in progress, resolving problems, reporting progress.
- Acts as owner’s representative for agency meetings and public hearings.
- Provides information to company and external contacts involved in review, processing, sharing, obtaining or discussing routine and unusual issues; ensures compliance with requirements, policies and regulations; adheres to corporate systems, policies and governmental regulations; advises management on required actions.
- Ensures project documents are complete
- Maintains strict adherence to budgetary guidelines, quality and safety standards.
- Provides information issues including problem resolution and responding to internal and external requests.
- Contributes to team effort by accomplishing related tasks as needed.
QUALIFICATIONS
- Bachelor’s degree in business, construction management, real estate, or related field preferred.
- Minimum five to ten years’ experience required including real estate, asset management, and construction management. Knowledge of related legal and building department processes helpful.
- Expertise in MS Outlook, MS Project, Excel, PowerPoint, and Word preferred.
- Prior experience in managing people and outside consultants.
- Must be computer literate.
- Excellent communication skills.
