JOB SUMMARY
Identify and acquire new-to-industry convenience store sites within the Business Unit. Responsible for single and multi-site acquisitions, site selection, negotiation, purchase agreements, acquiring management approval and providing assistance to entitlement process. Land augmentation at existing sites as required.
KEY RESPONSIBILITIES
- Implements tactical actions identified in comprehensive network plan for each market in region, while providing insight for ongoing structure of network plan.
- Negotiates and structures transactions suitable to company’s financial goals and strategies.
- Researches, analyzes and presents comprehensive presentation packages for each site to senior and executive level management for review and approval. Conducts further research and analysis as required.
- Meets new acquisition goals by completing due diligence, assists in the closing process and assimilation of potential acquisitions into the Circle K system.
- Reports the status of all development projects for construction, marketing and store operations.
- Must have working market knowledge of competition strategy and locations.
- Ensures compliance with requirements, policies and regulations by enforcing adherence to corporate systems, policies, procedures and governmental regulations; advising management on needed actions.
- Achieves financial objectives by preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective actions.
- Increases professional and technical knowledge by attending educational workshops; reading professional publications; establishing personal networks; or participating in professional societies.
- Contributes to team effort by accomplishing related Financial and Key Result Area targets pursuant to Company plan guidelines.
QUALIFICATIONS
- Bachelor’s degree in Business or related area preferred. Other combinations of experience and education that meet the requirements may be substituted.
- Three years of experience in General Commercial Brokerage, Development, Finance or Corporate Real Estate Management with emphasis in Commercial/Retail/Fuel/C-Store industries. Requires advanced skills in Project/Property Economic & Feasibility Analysis. Must have knowledge of the Florida Real Estate Market.
- Proficiency in MS Access, Word, Excel, PowerPoint, and Oracle required. Experience with demographic mapping software highly desirable.
- Real Estate Agent/Broker License preferred.
- Valid Driver’s License and good driving record.
- Strong team orientation with excellent interpersonal skills and able to work in a busy environment with multiple changing priorities and deadlines. Must be willing to adapt to the changing responsibilities of the position. Only applicants with prior experience developing new store locations for a retail company in Florida will be considered.
