Job Description
Flux is currently seeking a Real Estate Development Manager for a direct hire opportunity with our client in Tampa, FL. Our client, a global retailer, is seeking a Development Manager to provide project management and financial oversight in new build development projects while maintaining the highest standards of excellence in terms of quality. This role is also responsible for delivering entitlements and new store construction on time and on budget for projects within the assigned territory.
Position Duties
- Support property acquisitions team by analyzing the development potential of new sites under consideration including costs and timelines
- Analyze local ordinances and zoning codes to determine development parameters
- Create and manage detailed budgets and schedules for individual development projects
- Manage consultants and contractors including engineers, architects, land use attorneys, and construction contractors in order to deliver stores on time and on budget
- Oversee the due diligence and entitlement process for ground-up development including rezoning, site plan approval, Department of Transportation(DOT) permits, environmental permits, building permits, and all other permits and approvals required for development
- Represent company to local governmental entities and the public including facilitating community meetings and public hearings
- Manage the construction of new stores on time and within budget
- Train or guide the work of other team members on occasion
- Perform other duties as assigned
Job Requirements
Position Requirements
- Knowledge of real estate development entitlement processes for assigned region, project management and best practices of construction management
- Organizational, analytical, and problem solving skills
- Written and verbal communication skills
- Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint)
- Proficiency in project management, budget management, and other customized software systems
- Ability to use mapping/GIS software
- Bachelor’s degree
- 2 – 4 years of years of experience in related field
- In lieu of degree, 3 – 5 years of experience in related field will meet the education and related experience requirements listed above
Travel Requirements
This position requires overnight domestic travel 25% – 50% of the time
