Our client is currently looking for a Real Estate Manager to play an integral part in their domestic growth of franchised restaurant locations. The RE Manager will lead activities related to the site feasibility analysis and site selection of shop sites. This is accomplished through ongoing coaching and counseling of franchisees, as well as interaction and coordination with the Operations Franchise Business Consultants, Design & Construction Services Team, architects, engineers, general contractors, land use attorneys and governmental authorities.
- Leads in the identification, analysis and negotiation of real estate
- Oversees all aspects of real estate management at assigned properties including turnover functions, maintenance, inspections, and creates a capital investment plan to support highest and best use of the assets.
- Initiates, creates and manages the approved business plans for development/investment opportunities, including all aspects of leasing, sale, acquisition and land.
- Responsible for successful real estate selection, lease administration, and property management
- Analyze real estate proposals and negotiate lease terms for corporately owned and franchised locations
- Direct the flow of real estate transactions by coordinating with brokers, attorneys, landlords, etc.
- Develop, grow and maintain a national network of brokers to assist with site acquisition in all target markets
- Direct the improvement of existing properties through lease negotiations for additional tenure and reduced rent
- Oversee construction teams to ensure details are executed properly
- Manage site approval process and ensure all stakeholders are informed and involved
- Responsible for presenting sites and obtaining approval from the Real Estate Committee
- Ensure timely and accurate updates on status of all development activities company-wide
- Serve as a thought-leader on market planning and expansion including real estate strategies to enhance development program process and performance
- Other projects and tasks as assigned as well as, but not limited to, following all Company policies and procedures
Requirements
- 10+ years of high performing real estate & construction experience within the restaurant, or retail industry
- Bachelor’s Degree in engineering, construction, real estate, architecture
- Real estate development experience including finance and incentives, permitting, design, construction, and leasing an asset.
- Strong construction project management experience working with General Contractors
- Must possess strong financial analyses skills and demonstrated ability to analyze and implement complex financial models and structures and evaluation.
- Highly effective communication, presentation and listening abilities are essential for navigating company investment/development opportunities.
- High level research skills required to collect and analyze market information, aggressively compete against industry participants for increased market share, establish facts and interpret an extensive array of information in order to draw conclusions
