Over the past eight years, Skyline41 has become experts in residential development – from acquisition, to construction, project management and design – no matter the scale of the project. We’ve done it all, from new construction townhomes, to gut-rehabs on single-family homes, even reviving long-forgotten multi-family buildings. As we grow, we’re looking for a project coordinator to help us scale our development and construction businesses, with bigger projects and more scale.

Job Overview:
As Skyline41’s portfolio grows, you’ll work to put systems in place that ensure our projects stay on track, ensure quality artisanship on site, and play a key role in getting new projects off the ground. You’ll get entrenched in all aspects of the business – from looking for new development opportunities, to running the behind-the-scenes operations that bring the projects to life, as well as being in the field ensuring exceptional work on each job site. Responsibilities and Duties:

  • Prepare weekly and monthly reports which detail the status and progress of each project, including project costs and potential scope changes.

Input and detail the various projects on the web-based Co-Construct platform, by working with developer and Head of Construction.

  • Manage project schedules and remove roadblocks – including, but not limited to, following up with cities on the status of a permit/application, ensuring timely delivery of materials to the sites, paying vendors, tracking budgets, and managing completion of punchlists.
  • Researching and helping diligence new land/development opportunities by facilitating and participating in meetings with the zoning/development offices, surveyors, zoning attorneys, City of

Tampa planning office, among others

  • Complete ad-hoc on-site meetings, local deliveries and errands as required
  • Work with the Head of Construction on finding additional suppliers/subcontractors and managing the request for proposals
  • Write monthly communications that update investors on the status of projects
  • Collaborate with our in-house designer to manage installation of all designs for each project: ordering materials, creating instruction guide, and supervising rough-in and trim installs
  • Experience with basic handy “around the house” tasks is a plus but not essential to help with select punch-list items and certain finish items

Qualifications:

  • More than anything, an ownership mindset to all parts of the job; proactive, self-directed, and highly-motivated. You have a bias toward action.
  • A 4-year college degree in architecture, business, finance or a related field preferred but not required
  • At least 2 years of real-estate/renovation/construction experience. Real estate development or architecture experience a plus.
  • Excellent, empathic communication skills. You must be able to coach with authority and influence others. You also need to be able to hold people accountable for poor performance while still keeping them motivated.
  • Comfort using technology to manage the workload; must be proficient in Excel/ Google Sheets.
  • Have a valid driver’s license and be able to lift up to 50 lbs.

Job Type: Full-time

Pay: $50,000.00 – $80,000.00 per year
