Carteret Management Corporation is seeking a REGIONAL MAINTENANCE COORDINATOR who will oversee maintenance operations at a portfolio of properties across the state of Florida in accordance with the Company’s values of communication, customer service and competency. Portfolio:
- Primarily West Coast, with some Central Florida and Jacksonville sites
- Affordable properties (HUD, LIHTC, HOME, Bond, SAIL)
Responsibilities include, but are not limited to:
- Resident Relations: Maintain a positive, customer service-oriented approach to management with a goal of meeting resident and community needs.
- Leadership & Supervision: Hire, train and motivate a team of great maintenance professionals. Assist in evaluation of on-site employees.
- Best Practices: Establish and implement best practices for maintenance activities across portfolio. Conduct regular site visits to evaluate on-site performance.
- Budgeting: Assist in the preparation of budgets and long-term capital plans for sites.
- Maintenance expertise: Consult with regional and on-site teams regarding maintenance issues, including daily routines and site set up, as well as special/capital projects that may arise.
- Systems: Utilizing RealPage’s OneSite software, maximize functionality of system set up i.e. make ready boards, tech time reporting, scheduled work orders, etc.
A successful candidate will be able to demonstrate:
- Excellent customer service; ability to establish positive rapport with residents, vendors and on-site teams.
- A history of strong supervisory and leadership experience.
- Bachelor’s degree and 5 years’ maintenance supervisor experience, OR 10 years’ maintenance supervisor experience.
- An analytical mind to evaluate proposals and recommend an appropriate course of action, as well as understanding budgets and capital planning.
- Proficiency with computers, including Microsoft Word, Excel, Outlook, and RealPage OneSite.
- Extensive knowledge of multifamily maintenance, including plumbing, electrical, HVAC (EPA certification required), building systems (boilers, chillers, fire pumps, etc.)
- Ability to work cooperatively and effectively with various groups (on-site staff, vendors, corporate team, residents).
