We are currently seeking an experienced Multi-Family/Site Renovation and Site Improvement Project Manager to oversee renovation projects for our managed apartment assets.
The Project Manager will specialize in distressed residential real estate, specifically dealing in the purchase, build-outs, and rehab of multi-Family unit properties. This position will be based in the Tampa & Orlando (Central FL) market and will coordinate all activities within the assigned portfolio to ensure all financial and operational objectives are being met.
Multi-Family Renovation and Capital Improvement Project Manager Responsibilities:
- Manage interior and exterior improvements (Capex).
- Reports to Vice President of Operations. Primarily responsible for overseeing apartment renovation projects.
- Develop a template scope for each project and work with outside contractors and in-house maintenance personnel to complete work on schedule and within agreed upon budget.
- Develop project related bid documents and oversee competitive bid process.
- Work closely with internal and/or external project and design managers to select finishes, appliance brands, types of flooring and other unit upgrade styles.
- Work closely with Regional Real Estate Managers, Property Managers and Regional Maintenance Directors on project approvals and project strategy & timelines.
- Communicate with selected and non-selected vendors, establish rapport and enhance our relationships with renovation related vendors.
- Stays abreast of renovation, construction and industry trends.
- Assist in the preparation of annual operating budgets for renovation projects and maintenance concerns.
- Assure adherence to all applicable company policies & procedures while also complying with federal, state and local laws.
- Treats all staff, vendors, tenants, government officials and others with integrity, honesty and respect.
- Oversee all aspects of construction project from planning to implementation Allocate resources for assigned projects Manage transmittal’s, submittals, change orders, schedules, meeting minutes, RFIs, ASIs, and closeout documentation Interface with project inspectors, contractors, architects, engineers, city, county officials, and clients Negotiate with subcontractors for accurate scope and costs Maintain high standards of workmanship that adhere to original plans and specifications Create and maintain schedules Some travel will be required
Requirements:
- Requires at least 5 years previous supervisor or management of multi-family maintenance, construction or renovation.
- Previous experience overseeing multiple projects within the same region or multiple projects across the country at the same time.
- Strong financial and analytical acumen.
- Proven experience maintaining client and vendors relationships.
- Excellent leadership abilities, problem solving techniques and conflict resolution skills.
- Strong communication skills, both verbal and written.
- User knowledge of MS Word, Outlook, Excel and mobile devices.
- Some college level coursework or trade school education preferred.
- Ability to travel, locally and /or overnight
- Travel is primarily local during the business day, although some out-of-area and overnight travel may be expected.
- Required Education and Experience Bachelors degree or minimum of 5 years of related experience and/or training; or equivalent
- Additional Eligibility Qualifications Strong communication skills; thorough and attentive to details; able to prioritize and multitask; proactive and deadline-oriented.
- Ability to read and understand work orders, safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to interact effectively with customers, vendors and employees at all levels of the organization.
Work Environment:
While performing the duties of this job, the employee is required to frequently inspect the project and may be exposed to ongoing construction and various weather conditions. The noise level in the work environment may range from moderate to loud. This position is performed in outside weather conditions.

The employee must also occasionally lift and move up to 25 pounds. Specific vision abilities include close vision and color vision.
