Regional Maintenance Director – Florida Division – Brandon, FL
Job Purpose: The Regional Maintenance Director is responsible for the oversight of all capital and renovation projects for an assigned group of properties. In addition, responsible for monitoring, overseeing, and as needed, directing the daily operations of their region’s maintenance team.
Typical Physical Demands: Regularly use hands to manipulate tools, controls, phones and computer keyboard. Frequently stand, reach with hands and arms, climb, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move office supplies up to 50 lbs.
Typical Work Conditions: Work is performed in an office environment as well as in the field at multiple multi- family properties. Employee frequently interacts directly with Vice President, Regional Property Managers, Community Managers, Maintenance Supervisors, contracted vendors, property owners and asset managers, and other staff members during the workday. Employee regularly must travel to properties.
Essential Job Functions:
- Responsible for developing scopes of work, soliciting bids, recommending contractors and overseeing work for major capital and renovation projects under the direction and support of the Regional Property Manager and Vice President.
- Responsible for providing management support, training and oversight of daily maintenance operations training and development of employees, and customer service to an assigned team comprised of multiple Maintenance Supervisors within their portfolio.
- Builds and develops a team of highly motivated, skilled and productive maintenance professionals to drive company operational goals.
- Monitors all operational policies and recommends changes to improve overall functionality of business.
- Responsible for monitoring financial and performance findings and collaborating with Senior Management to ensure maintenance team obtains the best prices for hired services who provide reliable, consistent and superior services.
- Partners with both Senior Management and the Community Management team to audit and improve maintenance and repair and unit turn initiatives and goals.
- Creates and communicates all maintenance policies and procedures as well as monitors maintenance performance.
- Responsible for monitoring regular physical property inspections to ensure proper maintenance and upkeep of all assets.
- Responsible for forecasting maintenance needs and instituting an effective time management program for all personnel to ensure resident satisfaction and project completion goals are met.
- Performs other duties as assigned.

- Travel- This position can expect to travel approximately 50% to 75% of the time based on locations of the properties.
- Technology- Must possess a strong knowledge of various software applications to include maintenance systems that are common in the Property Management arena. Proficient use of Outlook and Microsoft products is expected.
Job Requirements/Qualifications:
Associate’s degree required plus ten (10) years of supervisory experience in Property Maintenance Management or an equivalent combination of education and related experience.
Must possess Universal H.V.A.C. certification. Should have a strong background and understanding of electrical, plumbing, and structural systems. Have the ability to read blueprints, prepare and initiate contracts. Possess strong understanding of budget process.
Leadership and Organizational Responsibilities:
Requires ongoing coordination, communication and/or team problem solving within functional areas of work production or service quality as well as direct supervision over a regional management team.
