Job Summary
The Regional Maintenance Manager is responsible for supervising the operations of a single family rental home maintenance department including oversight of Maintenance Supervisors, Maintenance Technicians, Customer Service Representatives (FS) and vendors. This position ensures that the overall physical aspects of the properties and the experience of residents meets Company standards and all applicable laws. Associates in this position will spend a portion of their time in the field visiting properties within the assigned region and managing a team of Maintenance Technicians.
Essential Job Duties and Responsibilities
- Recruit and hire all Maintenance Technicians and Maintenance Supervisors for their regional team.
- Directly supervise the Maintenance Technicians and/or Maintenance Supervisors to ensure work order duties are performed to satisfaction. Provide coaching and performance management where needed.
- Manage Maintenance Technicians’ schedules, training and equipment, overtime, mileage reimbursement and work expenses.
- Ensure Maintenance Technicians are appropriately scheduled for processing work orders through a third-party dispatch vendor by providing oversight, feedback and manual adjustment of technician schedules.
- Ensure all maintenance activities performed in the field are properly tracked by technicians in the appropriate systems of record.
- Review and approve scopes of work and pricing for contracted repairs up to approval threshold and ensure appropriate approvals have been given before work is performed.
- Assist in the identification, onboarding and coordination of local contractors as needed to supplement an internal maintenance technician team.
- Liaise with property management staff to develop an effective, proactive team which works together to achieve objectives.
- Review and understand company maintenance reports, identify improvement opportunities and drive performance improvement.
- Train Maintenance Technicians in administrative procedures, repair techniques, and company policies.
- Report and monitor maintenance deficiencies and equipment failure trends.
- Ensure technicians utilize and adhere to preventive maintenance programs and processes.
- May conduct field visits to resolve challenging resident service issues.
- May act as technical expert to guide maintenance technicians in completion of repairs.
- May be involved in approval of contractor invoices for payment.
- Attend company-provided training for supervision and individual development.
- Comply with all Company policies, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
- Other duties as assigned.
Skills/Specialized Knowledge
- Ability to read, write, understand, and communicate in English; multi-lingual a plus.
- Ability to use a personal computer and proficiency in Microsoft Outlook, Microsoft Word and Microsoft Excel, as well as tracking systems and willingness to learn new software systems.
- Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key track system.

Work Environment
- Exposure to hot, cold, wet, humid, or windy conditions (temperatures may vary depending on the weather in the different regions).
- Exposure to noise, vibrations, atmospheric conditions as well as working in confined or restricted spaces.
- Anticipate 60-80% office and 20-40% field work.
Hazards
- Potential exposure to chemicals, electrical shock, heights, moving mechanical parts or machines, fire, and radiation.
Requirements
Education and/or Experience
- High School diploma or equivalent.
- Minimum 5 years of previous experience in property management maintenance, other rental property maintenance or related trade is required.
- 2+ years’ experience as a supervisor or manager is required.
Required Licenses or Certifications
- Valid driver license and automobile insurance.
- One or more of the following certifications are a plus but not required:
- EPA Certification, Type I and II.
- CPO certification (pool). * Other licenses and/or certifications as required by state law.
Other Requirements
- Must maintain professional appearance and comply with prescribed uniform policy.
- Must comply with all safety regulations, including the use of safety goggles and gloves when appropriate.
- Ability to be at work on a regular and consistent basis; Overtime may be required for this position.
- Ability to work weekends and non-traditional holidays.
- Must be reachable at all times via phone or pager, except during approved time off.
- Must be available to work on-call or when needed due to staffing shortages.
- Some travel may be required.
- May need to provide basic hand and power tools.
