Tzadik Management

Tzadik is looking for an experienced, dynamic, roll-up-your-sleeves, hands-on, Regional Maintenance Supervisor who will manage, coordinate, operate and facilitate operations for our apartment communities in the Tampa community regions. The Regional Maintenance Supervisor is responsible for all aspects of maintenance and grounds-keeping operations to include: inventory control, vendor selection, training, safety & risk management, capital projects and renovations, contract administration, emergency preparedness, and systems operations and preventative maintenance programs necessary to gain efficiencies and reduce costs.

PRIMARY RESPONSIBILITIES

1) Hire and supervise a staff of approximately 7-10 Maintenance Technicians.

2) Provide individual guidance and motivation to staff to enable performance of his or her fullest potential.

3) Conduct service review meetings with employees and vendors concerning performance and process improvements.

4) Physically inspect properties documenting employee performance, physical condition, and monitoring quality control of vendor’s jobs.

5) Manage and bid the procurement of third-party consultants, contractors and vendors.

6) Assist in due diligence of new property acquisitions.

7) Approve purchase orders and keep the properties on budget.

8) Implement Safety Program training, skills courses, and other on-going education.

9) Assist in scope, bid and management of small scale renovation projects.

10) Maintain courteous communication with residents, applicants, employees and vendors.

11) Work as a Maintenance Technician as needed on the properties.

SKILLS AND ABILITIES

  • Must have at least 7 years of experience working in Multi-Family Property Maintenance with knowledge of standard industry practices in property maintenance.
  • Highly skilled in the building trades with emphasis on mechanical systems repair, service, and installation (HVAC certified preferred, Plumbing, Electrical).
  • Experience in renovation projects preferred – both interior and exterior.
  • Knowledge of laws and standards that apply to property management, such as Fair Housing Laws, Landlord-Tenant Law, OSHA Standards, local and state building codes.
  • Computer proficiency in Microsoft Office and Yardi Voyager.
  • Excellent personal leadership skills and proven ability to build, develop, and motivate teams.
  • Proactive, well-organized and results-oriented with the ability to lead and participate in multiple projects simultaneously in a fast-paced environment.
  • Availability to work flexible hours as required and to be on-call in response to emergency situations.
