A National Management Company, specializing in Self Storage facilities, has an opening for a full-time Regional Manager for properties located in the Florida market. The Regional Manager is the first line representative to the facility managers. This is a salaried position that requires a minimum of 40 hours per week. Pay will be based on experience, and this position requires travel. The Regional Manager is responsible for the day to day operations of the facility which include but are not limited to:
Sales
Responsible to drive area sales and profit plans to budget through successful leadership, organizational plans, customer service, and outstanding execution of all field operations strategies, consistently across all facilities.
Know and manage the business by effectively using operating reports, assessing departmental results, and developing specific actions directly related to business development and growth, consistently across all facilities.
Lead and direct the development of facility level operations goals and action plans for facility teams directly tied into measurable results and timely and consistent execution.
Responsible to ensure that all team members are current and up to date with product knowledge, product use, and related product market basket application through a commitment to formalized training and development within prescribed time lines and standards.
Accountable to ensure that trends of under-performance are formally addressed, with clear and documented performance improvement plans.
Customer Relations
Promotes and maintains excellent customer relations by providing information and resolving problems effectively. Implements new ideas and concepts that would help enhance product services to both existing and potential customers. Resolves issues/problems in an effective, professional and positive manner. Represents the property and Absolute Storage Management in a professional manner at all times.
Ensure that all facility team members greet, engage, demonstrate, inspire, and manage the facility and customer flow towards an outstanding customer experience.
Set high expectations for excellent customer service and hold the management team accountable to the measurable results associated.
Responsible to manage all facilities consistently towards acceptable customer service scores, feedback, and conversion results.
Marketing
Recommends and implements marketing strategies based on competitive information. Maintains market studies, and performs analysis of local business opportunities. Visits our competition and directly interacts with local businesses. Other marketing opportunities may be included as well.
Administration
Consistently monitors, suggests, and implements adjustments as needed at the property level to help ensure that expenses are being controlled and that overall revenue is either meeting or exceeding expectations. Works with the General Manager or Property Manager to achieve these objectives. Monitors rates, specials and other revenue related factors at the property to ensure maximum earnings potential for the property.
Preparation of annual operating and capital budgets. Monitors and makes recommendations on budget performance and prepares monthly summary report to owners.
Ensures that the facilities are operating within prescribed budgets in regards to expenses and recommends improvements when/where needed.
Ensures that the facilities are operating within prescribed budgets in regards to revenue and recommends improvements to increase revenue.
Communicates operating results by submitting accurate and timely reports and furnishing financial information as requested.
Includes the review and submission of comments on the monthly financials that are delivered to the property owners.
Hires, trains, supervises, develops, and terminates the employment of those supervised in accordance with company policies and directives; performs performance evaluations on supervised employees; assists General Managers or Property Managers with site-level employees. Approves all new hires, status changes, and terminations for on-site personnel.
Consistently applies Absolute Storage Management policies and procedures.
Maintains the highest level of professionalism while ensuring that the standards, philosophy and mission established by Absolute Storage Management are met and carried out.
Perform related duties as assigned by supervisor
Custodial and Maintenance
Implements the guidelines set forth in the Absolute Storage Management Maintenance Checklist as is applicable to each specific property and regularly monitors the completion of the maintenance checklist.
Inspects properties to ensure the highest standards are maintained; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency.
Ensures that cleanliness and orderliness standards are met in the office, rest rooms, grounds and vacant units are cleaned on a timely basis.
Regularly audits the physical conditions of a facility and ensures that supplies are adequate and repairs are completed on a timely basis.
Leadership/Supervision
Ensures that all office personnel under supervision are trained and qualified to perform all duties and responsibilities under the same criteria that are required of the General Manager or Property Manager.
Ensures that all maintenance personnel under supervision are performing their duties as required and are being applied under the same criteria of management as it relates to safety; customer service; professionalism; etc.
Provides the motivation and team building spirit needed to help ensure that goals are met and that an enjoyable and pleasant work environment exists.
Works with immediate supervisor in the hiring and termination of subordinates.
Maintain compliance with all company policies and procedures.
Salary
$48,000 to $50,000 per year plus incentives
Job Relationships
Supervises: Regional Manager supervises properties with General Managers and/or Property Managers.
Reports to: Senior Regional Manager, COO or VP of Operations; or Officer of the Company.
Education and/or Work Experience Requirements:
Experience in sales or retail environment.
Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers.
Excellent computer proficiency (MS Office – Word, Excel and Outlook)
Ability to work with minimum direct supervision.
Clean criminal background and driving record.
Possess an outgoing and friendly personality and project a professional appearance.
Well-balanced personal and managerial style: mature, professional approach to people and problems.
Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service.
Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices.
High school diploma or GED required. College work or degree desirable.
Physical Requirements:
Must be able to lift and carry up to 50 lbs.
Must be able to stand for 8 hours at a time.
Must be able to talk, listen and speak clearly on telephone.
Possess an outgoing and friendly personality and project a professional appearance.
Ability to safely and successfully perform the essential job functions consistent with Absolute Storage Management including meeting qualitative and/or quantitative productivity standards.
Ability to maintain regular, punctual attendance consistent with Absolute Storage Management and other federal, state and local standards
