Elon is looking to recruit an experienced Regional Manager to join our work family to oversee 7-9 properties in the Tampa , FL area. As Regional/District Manager you will work closely with the Regional VP.

Under the direction of the Regional Vice President, the Regional/District Manager provides supervision of the overall operations of each community in his/her portfolio with a clear understanding of the owner’s objectives and the community’s economic and physical requirements. District Managers will typically manage eight to twelve communities depending on experience levels and the nature of each community. They make the necessary decisions to achieve the overall objectives of the communities in his/her district.

The portfolio is based in and around Tampa, FL and will require significant travel.

ESSENTIAL FUNCTIONS:

  • Consistently observes a work schedule necessary for achieving the essential functions of the position.
  • Visits each property at least once per week and completes property visit report. Performs regular community inspections of those communities under his/her supervision and provides written reports to both the on-site personnel and supervisor.
  • Reviews Weekly Sales Report activity, focusing on prospect target marketing, rent levels, closing percentages and lease expiration management.
  • Reviews Monthly Operating Statements and prepares monthly operating variance reports.
  • Ensures that assigned communities are operating under all Elon Property Management Company’s policies, procedures and programs.
  • Understands, ensures and enforces fair housing laws and state and local landlord tenant laws.
  • Communicates frequently with the RVP and keeps them informed of any market changes, staffing issues and capital items.
  • Performs duties normally associated with a management position, such as hiring, training, evaluating, counseling and terminating property managers and other subordinates. Supports and monitors employee personal development plan.
  • Provides leadership and motivation to the field personnel as well as acting as the overall resource person for the assigned communities/managers.
  • Conducts regular monthly training/educational meetings with Property Managers of assigned communities and develops the format for disseminating information.
  • Communicates with Capital Projects Manager and Training Directors regarding the implementation of established programs and assists in monitoring such programs.
  • Participates in scheduled monthly operation reviews with RVP and Asset Managers.
  • Ensures that any regulatory agency requirements are adhered to at the communities. Remains informed of legal matters affecting the communities.
  • Assists property managers in the supervision, evaluating, hiring, promoting, counseling and termination of on-site personnel.
  • Continuously monitors the implementation of budget and operating plans by field personnel. Apprises Senior Management of significant exceptions from budget or operating plans.
  • Reviews and coordinates all capital improvement projects and obtains proper approvals through the CAS system.
  • Communicates and advises property managers, both verbally and in writing, on community issues and operations on a regular basis, i.e. personnel matters, resident concerns and purchases.
  • Reviews and approves paperwork and reports from properties including payroll changes, overtime, bonuses, payables, and status reports.
  • Prepares an annual budget and operating plans for each community for Senior Management and Asset Management approval. Provides instruction to on-site managers regarding budget provisions.
  • Annually inspects interior and exterior of each unit/building in preparation for the annual budget.
  • Reviews property invoices for accurate coding, descriptions and amounts.
  • Ensures a smooth transition for newly acquired communities within his/her district during the acquisition process (i.e. new hire paperwork, training, etc.)
  • Responds to complaints and resident concerns in a timely fashion.
  • Implements, monitors and evaluates resident services, retention and lease management programs.
  • Researches and selects competitive vendors as needed.
  • Performs on-going market analysis of competitive product and is constantly aware of market changes and conditions which may affect the community performance.
  • Reviews competitive surveys and recommends increases and/or specials when appropriate.
  • Attends regional and national meetings as scheduled.
  • Approves advertising campaigns slated for assigned communities.
  • Works as an integral team member to develop new procedures and policies.
  • Participates in local, state and national property management associations.
  • Coordinates and approves all resident communications.
  • Performs other duties and assists with special projects as necessary.
  • Represents the Company in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with residents, coworkers, vendors and the general public.

JOB QUALIFICATION REQUIREMENTS:

Knowledge/Experience:

BA/BS degree preferred with multi-site property management experience. Must have excellent communication and organizational skills and have the ability to effectively manage employees, in addition to strong leadership, interpersonal and follow-up skills. Some financial analysis skills required. Computer literacy required. Travel required.

Machines, Tools, Equipment and Software:

A computer with Internet, Intranet and e-mail capabilities, Microsoft Office, telephone, facsimile and photocopier.

Licenses/Certification:

Prefer CPM designation or candidacy. A valid driver’s license along with a good driving record and auto insurance are required.

PHYSICAL AND VISUAL ACTIVITIES:

Ability to interpret, evaluate and communicate detailed written or verbal instructions to others accurately and quickly, including answering phones, attending meetings, written correspondence or other forms of communication. Ability to communicate effectively (expressing or exchanging ideas by means of the spoken or written word). This skill/ability is important in work activities in which workers must impart or receive detailed information through oral or written communication. Ability to lift, push, pull or carry up to 15 pounds for the dissemination of documents, supplies, materials, etc. to various locations throughout the office/facility. Ability to sit, stand and walk for prolonged periods of time on a daily basis. Ability to operate a motor vehicle for prolonged periods of time on a daily basis
