POSITION OVERVIEW
The Regional Property Manager is responsible for the day to day operations of the properties in a given portfolio and is the direct supervisor of the respective Property Managers. The RM is expected to maintain industry leader standards and to obtain the maximum Net Operating Income possible for each property.

POSITION AUTHORITY
The Regional Property Manager will establish and maintain an environment of measured accountability for all on site team members – both office and service.
ESSENTIAL FUNCTIONS
- To manage portfolio operations to the highest standards of the industry while delivering superior team satisfaction and property financial performance
- In conjunction with the Property Manager and the Asset Manager, create an annual business plan and operating budget
- Review monthly dashboard report, analyze, affect change and create a sense of healthy competition among your peers and your managers as a positive motivation for improving results
- Present monthly reporting related to the financial performance of each asset that details accomplishments, pending future challenges/opportunities and variances from the approved budget and business plan
- Hire, train, motivate and retain the top talent available
- Works with Human Resources for any necessary employee corrective action
- Assure compliance with all company polices and government agency laws and standards including Fair Housing/HUD, Equal Employment Opportunity Commission, Americans with Disabilities Act, Occupation Safety and Health Administration, and plaintiff liability issues
- In conjunction with Asset Manager, provide ongoing management of yield maximization through YieldStar or manual management. Any unresolved debates will be decided by the EVP.
- Personally inspect (scheduled and unscheduled) interior and exteriors of properties. Such inspections should include vendor performance, risk management mitigation, cleanliness, quality of vacant/ready homes, curb appeal and tour route.
- In conjunction with Director of Maintenance Facilities, prepare and maintain an annual, 5 and 10 year Capital Expenditure plan
- When appropriate, attend development and construction meetings
- Provide advance notification to owner, EVP and asset manager of pending budget variances as defined and occasionally revised in the policy and procedure manual
- Maintain market intelligence throughout area of responsibility. Communicate to EVP/AM any unanticipated changes to the market
- Monitor each property’s marketing efforts to ensure consistency with branding efforts and standards as set forth by the Director of Marketing
- Coordinate with the Director of Facilities Maintenance to evaluate all contracts for optimal pricing, bulk purchasing options and quality of service
- Maintain rent collections and bad debt at or below the standard set forth in the operating budget and the policies and procedures manual
- Monitor the on-site employee bonus program and provide promptly compensation to those who have achieved or exceeded the expectation set forth by the program
DESIRED SKILLS AND QUALIFICATIONS
- Greater than five years’ experience in the property management field with more than three years as a Property Manager
- Bachelor’s degree preferred
- Experience with development/lease up communities preferred
- Ability to lead and motivate others
- Ability to work independently
- Strong judgment and make defend-able decisions in urgent and emergency situations
- Ability to analyze financial reports and document the findings in a professional, written report
- Ability to travel with regularity throughout the portfolio (25% – 50%)
- Excellent verbal and written skills
- Experience with Excel, Word, PowerPoint and property management reporting software (OneSite a plus)
- Experience with a revenue management program
- A drive to exceed expectations and a willingness to lead others to do so
- A professional real estate distinction (IREM, CAM, CPM, CAPS) or a willingness to achieve one
- A valid driver’s license
