Regional Manager

As a Regional Property Manager you will be an important member of the team that oversees the maintenance of numerous apartment community operations; manages, motivates, and corrects staff; achieves operational objectives; prepares budgets and aids in the control of expenses; establishes objectives; oversees capital projects; identifies current and future community requirements; resolves resident/staff dissatisfactions; prepares community operations reports; updates job knowledge; maximizes revenues; develops and advises promotions; establishes marketing campaigns; enhances community reputation.
Job Duties (not all inclusive):
- Maintaining competitively occupied properties and market rents.
- Achieving a cash flow and ROI from each property that meets employer guidelines.
- Approving all site expenses and continuously looking for means to lower operating costs.
- Ensuring that all administrative procedures are followed to achieve a 100 percent property audit.
- Oversee minor capital projects and renovations at your properties.
- Complete and submit draft budgets along with a written business plan.
- Create a monthly variance report, property summary report, journal entries (if needed) and narrative to submit during the financial review each month. Present property financials to investors each month.
- Encourage and lead on-site teams to run the business to the best of their abilities and within the guidelines of the corporate goals.
- Effectively involve team in the success of the portfolio.
- Manage the staff and/or fee manager at the properties within your region. This includes all hiring, firing, reviews, consultations, workers comp, etc.
- Review weekly reports and participate in weekly meetings with Vice President.
- Oversee the addition, takeover, and/or disposition of all assets in your region.
- Weekly visits to your properties including completion of the Regional Manager Property Visit forms.
- Drive traffic to the apartment complexes and train leasing staff to turn prospects into tenants.
- Work with the maintenance team to ensure that work orders and turns are done in a timely, professional manner.

- Development, implementation, and monitoring of programs that assure a safe facility and work environment that is in compliance with all appropriate regulations “” Ergonomics, Emergency Response, Injury and Illness Prevention, and Hazard Communications Programs.
- Expert at combining extensive knowledge of the business to integrate and develop sound budgets.
- Makes articulate, effective presentations to a variety of audiences using visual aids, slide shows, and other media.
- Doesn’t hold back anything that needs to be said, provides current, direct, complete and actionable positive and corrective feedback to others. Faces up to people problems on any person or situation (not including direct reports) quickly and directly.
- Excellent people skills. Interacts effectively and works productively with a wide range of people.
- Knowledge of On-Site, Property Solutions and other commonly used software (e.g. Microsoft Office) is a bonus.
- Proficient at providing information and education to the community.
Must haves:
- 3-5 years’ experience in multi-building apartment management.
- Ability and enthusiasm to run a profitable business.
- Proficient knowledge of Yardi.
- Demonstrated ability to lead employees.
- BA/BS in Marketing, Real Estate, Finance, Management or 4+ years of equivalent experience. IREM, CPM, CAM, RAM, CL, ARM, etc. designations are a plus.
- The ideal candidate must be able to travel a minimum of 50 percent of employment time.
