Job Summary
The Regional Property Manager supports and executes our firm’s strategies related to multifamily property management operations by directing site-level employees and by implementing the policies, procedures, practices and firm culture that enable each property to meet and exceed budgeted financial goals and achieve operational performance objectives. Travel within the Tampa Bay area is required. A minimum of 3-5 years’ experience as a multifamily Regional Property Manager is required .
Skills
The Regional Property Manager must have a proven track record of successful multifamily regional property management and strong knowledge of property and financial management, marketing and maintenance functions. Must display superior communication, organizational and supervisory skills and solve problems effectively.
Duties & Responsibilities
- Hires, trains, supervises, develops, and terminates the employment of those supervised in accordance with firm policies and directives; performs performance evaluations on supervised employees; assists Property Managers with site-level employees. Approves all new hires, status changes, and terminations for site-level personnel.
- Establishes and coordinates a communication system involving transaction and activities among Property Managers and the central office.
- Monitors, assists, and makes recommendations to improve marketing activities; reviews occupancy stats; establish rent schedules.
- Reviews/audits property administrative, accounting, and maintenance functions to ensure compliance with established policies and procedures; approves all exceptions of same.
- Resolves resident relation issues.
- Inspects properties to ensure the highest standards are maintained; evaluates maintenance and grounds. Conducts periodic inspection of vacant apartments for market-ready condition.
- Assists in or develops corrective programs for apartment communities.
- Supervises and coordinates preparation of annual operating and capital budgets. Monitors and makes recommendations on budget performance and prepares monthly or quarterly summary report of same.
- Reviews and approves expenditures within specified budgetary guidelines. Negotiates and/or evaluates contracts and makes recommendations.
- Establishes and/or revises property management forms, reports and manuals.
- Prepares and conducts manager meetings as necessary.
- Participates as a member of the Development/Renovation Team in design, unit mix, establishment of rent rates, and other operational matters. Coordinates staffing and office set-up of newly acquired communities according to firm guidelines.
- Performs other duties as assigned.
- Limited travel in the Tampa Bay area is required. Must have reliable transportation.
Education and/or Experience
Education: College degree in related field is preferred. Sufficient job experience may substitute for degree. Industry certifications are preferred (e.g., CAM, CPM, CAPS, etc.)
Experience
At least 3-5 years of experience as a multifamily Regional Property Manager is required. At least an additional 3 years of on-site property manager experience in the Tampa Bay area is strongly preferred.
