POSITION SUMMARY:
Responsible to plan, implement, and monitor property operations, profitability, quality service, marketing, and resident relations of the property while maintaining the asset condition. The Regional Property Manager is the main property contact for banking and equity partners. The Regional Manager is responsible for the successful operation of an assigned portfolio and the satisfaction of the owners.
ESSENTIAL RESPONSIBILITIES
Oversee Operations of the Properties – expected to inspect and oversee all operations of the properties within their assigned portfolio to ensure property company policies and procedures are following in areas such as::
Resident Relations Property Maintenance Budget/Expense Management
Unit Make Ready Cash Receipts Financial Review/Oversight
Capital Improvements Training/Mentoring Market Research/Competition
Curb Appeal Record Keeping Fair Housing Practices
Liability Issues/Concerns Owner Communication Risk Management
Inspect and approve various on-site reports to ensure accuracy and compliance.- Ensure all vendors are approved within the Vendor Credentialing system prior to working on property. Interview vendor contractors and accept bids to be presented to ownership as per management agreement and property budget; monitor all proposals and contracts for projects at sites.
- Complete Property Inspection at a minimum of once per quarter and ensure all backup documentation is saved within the property drive.
- Provide marketing strategy to generate leases or rental increases and be responsible to assist with creative, responsive advertising and assist with marketing needs.
- Establish market competitive set for each property and shop all comps for assigned properties at a minimum of quarterly, or as needed. Continually monitor and assess market set and make necessary changes based on market and property position.
- Prepare Action Plan to ensure all properties are within budgeted goals and expectations.
- Investigate and complete necessary reporting and notifications for all police and fire department incidents and coordinate all legal communications relating to on-site matters. Follow proper reporting and make sure that proper approvals are obtained for all crime notifications sent to residents.
- Completes various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary.
- Assist with the pursuit of new business, new development projects, market research, and/or assist in new property acquisitions and due-diligence projects within or outside of defined region.
Client/Partner/Resident/Vendor/Peer Relations: expected to professionally represent the Company with its clients, partners, employees, residents, and vendors.
- Review and deliver correct financials to the clients by the deadline listed in the management agreement or as otherwise directed by the client and/or your Managing Director.
- Participate in property owner meetings, banking inspections, and work with the owners to identify property goals and objectives, seek permission for expenses as outlined in the management agreement. Prepare agenda and reports prior to meeting with the client.
- Provide back up and support for Property Managers and effectively communication with upper management on serious property related issues and owner/asset manager communication.
- Review and understand the management agreement for each property they are responsible for. Understand client expectations, goals, and implement plans accordingly. Proactively offer solutions and make smart recommendations to the client.
Budget Control – Regional Manager is expected to ensure that budget preparation is completed as required, maintain knowledge of monthly budget variance, provide written evaluation of income and expense line items that are significantly over budget and obtain necessary approvals, provide capital improvement suggestions for future of site, check approval of all invoices for payment, provide follow up so that they are presented timely to accounting department for payment. Timely submission of the budget. Receive an approval from leadership for an extension or change to the budget deadline date. All budgets must be reviewed by at least one additional corporate level leader prior to submitting to client.
Oversee On-Site Team – Regional Manager is expected to develop a high-quality on-site team through effective recruitment, training, motivation, and coaching strategies.
- Hiring and training of Property Managers and approving all on-site hiring decisions.
- Motivate through goal setting and employee recognition.
- Counsel and evaluate Property Manager performance periodically and ensure that same is done for on-site team.
- Manage and resolve employee conflicts.
- Assist with counseling for on-site staff, review and sign off on all site annual evaluations and make annual compensation recommendations for all on-site staff.
- Sign off on all requests from the site – including bonus data and salary changes, ensure all counseling statements, written evaluations and salary changes are communicated to leadership and delivered to Payroll and the Human Resource department timely and as required.
- Monitor all employee interviews, hiring, and terminations. Coordinate or approve all onboarding process for the new hires.
- Approve payroll and PTO requests.
- Attend periodic management meetings and any other meetings/seminars pertaining to property management.
SKILLS AND ABILITIES FOR A SUCCESSFUL REGIONAL MANAGER:
- Possess strong computer skills – intermediate knowledge of Microsoft Excel, Word, Adobe and PowerPoint.
- Possess excellent time management skills – i.e., ability to prioritize, manage time effectively and handle multiple projects and tasks.

- Possess good organization skills as well as being detail-oriented – i.e., ability to provide timely and accurate response to clients, staff, vendors, management, and all departments.

Qualifications:
A college degree preferred plus at least five years of related business experience. Range of experience should include, but is not limited to, budget preparation, lease-ups, pursuing new business opportunities, due diligence, takeovers, and reverse takeovers.
Working Conditions:
The Regional Manager works normal business hours, including evening meetings to satisfy business needs. This role may be required to deal with emergencies on weekends, evenings, and holidays. Travel will be 50% up to 75% varying on portfolio and current portfolio conditions/needs. The Regional Manager must maintain a valid driver’s license and have reliable transportation to fulfill all the job functions. Must have proof of liability insurance.
