Regional Property Manager needed for South Florida Region. Company: Fairfield Residential LLC

Duties and Responsibilities:

  • Assess each property by its own potential to determine proper staffing requirements and make recommendations to the Vice President of Property Management.
  • Hire and terminate employees in accordance with the policies and procedures of Fairfield Properties under direction of the Vice President of Property Management, and guidance of the Human Resources Department.
  • Assure the proper orientation and training of all employees under you area of responsibility.
  • Conduct annual written Performance Evaluations and Development Plans in your portfolio.
  • Assure that each on-site Management Office is properly equipped for the operational functions required.  Make recommendations to the Vice President of Property Management for any improvement or purchased needed.
  • Assist in developing each property’s operation budget.  Make a practice of reviewing the monthly operating statements with the Resident Managers, to assure that property is operating within the parameters of the approved operating budget.  Make suggestions to control expenses and manage the property at maximum cost effectiveness.
  • Develop and implement marketing plans for each property based on a careful and factual analysis of competitive properties.
  • Assist each property in advertising and promotion needs to maximize marketing plans.
  • Constantly stay abreast of the individual marketing areas through the aid of each Resident Manager and make recommendations for necessary adjustments in marketing practices.
  • Assist Resident Managers in achieving and maintaining high levels of occupancy (minimum 93% – 98%.)
  • Ensure that all employees under your area of supervision are familiar with and understand the company’s policies and procedures, fair housing laws and liability concerns.
  • Ensure the timely collections of rents, evictions and that proper procedures are used in these areas.
  • Approve and ensure that all required paperwork, invoices and reports are turned in accurately and at the proper times.
  • Make weekly visits to each property and complete written inspection reports for Resident Managers and Vice President.
  • Perform routine audits of on-site files and records and correct problem areas with the Resident Manager.
  • Review, understand, analyze and make recommendations for vender contracts prior to final approval by Vice President of Property Management.
  • On weekly and periodic inspection, review in detail the physical property’s curb appeal, common areas, vacant apartments, and note any deferred maintenance items for subsequent follow-up with the corporate Maintenance Supervisor.
  • See that all bond or tax credit requirements are monitored regularly and are in full compliance with appropriate regularity agreements.  See that all reporting requirements are being met in and accurate and timely manner (if applicable).
  • Perform routine spot checks of MSDS Manual, personal property inventory, vendor contract book and see that regular staff meetings are being held on-site and that safety training is a point of each meeting and is adequately documented.
  • Communicate with owners, Asset Managers and Corporate Personnel as required, adequately document commitments, approvals etc. for the property’s files.
  • Represent Fairfield in Professional Trade Organizations such as IREM or Apartment Associations to promote company awareness and excellence while furthering personal network and education.
  • Check guest cards, follow up appointment book and call source for traffic reporting.
  • Any other duties or responsibilities as may be assigned by the company from time to time.
