The Regional Property Manager requirements include but are not limited to:

POSITION OVERVIEW :

The Regional Property Director (RPD) will be responsible for the oversight of an assigned portfolio of residential apartment communities. The designated portfolio may change from time to time and will require travel. The RPD will work directly with the Property Management team for those communities to achieve optimum occupancy and revenue in accordance with the goals and objectives established by the Company and the property owners. The RPD will lead and mentor the Property Managers assigned to their portfolio of properties toward achieving established goals.

QUALIFICATIONS:

Education:

  • College Graduate with a business or related degree or comparable supervisory experience in a related field
  • Well developed oral and written communication skills*

Experience:

Minimum 3 years experience with a national apartment community developer/manager in the position of Regional or District Manager

  • Must have previous experience in the oversight or management of new lease-up communities
  • Experience with Yardi
  • Must have multi-site experience

Experience in:

  • the supervision and management of others toward accomplishment of objectives without being present at the site on a daily basis
  • development and have thorough understanding of budgets and financials
  • ensure that managers are evaluating their property and team, taking actions that are consistent with the company’s overall strategy and adhering to the company’s policies and procedures.
  • meeting goals in spite of difficulties and obstacles
  • meeting and working with customers who can be demanding (owners, residents, associates)
  • review financial statements, property activity reports, and other performance data to measure productivity, goal achievement and to determine areas needing improvement
  • supervision of sales/marketing/administrative functions and operations
  • the candidate should have enough experience in the disciplines mentioned above so as to enable them to perform at a high level with a minimum of supervision*

Attendance :

The position requires working Monday through Friday, with the flexibility to be available or to work when needed on the weekend or after standard work hours when deadlines or work load dictates.

  • The candidate must be able to travel up to 50% on a regular basis to locations in their assigned region with occasional travel for meetings, etc. outside their assigned region.

Equipment:

  • Position requires the ability to use a computer . Data entry and data evaluation are some of the examples of work required.
  • Position requires the ability to answer telephones to provide support and clearly respond to inquiries and produce messages.
  • Position requires the ability to use general office equipment including but not limited to computers, calculators, copy machines, fax machines, and binding machines.

Essential Duties and Responsibilities:

Work closely with the Sr. Vice-President, Regional Vice-President and other Regional Property Directors in developing annual property budgets and the annual Business Plan.

  • Prepare income and expense models, track rent rolls, prepare concession matrices.
  • Support the Vice-President and Sr. Vice President in development of the Company’s strategic plan.
  • Develop and implement marketing programs for communities in the assigned region.
  • Provide inspirational leadership to their direct reports.
  • Develop monitoring and reporting processes to track progress towards strategic goals
  • Implementation and adherence of the financial components of the business plan.
  • Prepare communications for partners, lenders and outside advisors, including presentations, correspondence and analyses.
  • Review the monthly financial reports and participate in the monthly/quarterly financial meetings.
  • Prepare financial analyses for proposed new developments during the investigative stages.
  • Participate in the coordination of cash management, coordination of investment professionals, tax planning, and financial reporting to lenders.
