What we are looking for…

The ideal candidate must be able to manage the day-to-day operations for a portfolio of manufactured home communities in the planning and execution of activities associated with the maintenance of the communities to meet quality standards set by the company. Manage, mentor and motivate on-site staff in meeting regional goals for community appearance, resident satisfaction, sales, occupancy, delinquencies, revenue generation and cost control. Complete budget and planning activities and ensure attainment of critical financial objectives. Manage sales activities directly or indirectly for the sale of both new and used homes.

Technical/Functional Expectations:

1.

Resident Relations: Lead in creating and fostering a culture and practice that gives priority to exceptional courtesy and customer service in all customer interactions, including the most challenging. Make periodic visits, explore specific needs, and assist community staff in resolving unusual resident problems, as well as with community related emergencies, in order to build and maintain valued resident relations. Follow up with staff to ensure satisfactory and timely resolution of resident issues.

Financial Planning and Management: Develop Community and Sales budgets and business plans with input from Community Managers and Assistant Regional Managers. Assist the Division President with the compilation of data for presentation of the Division budget. Analyze and interpret monthly financial statements to identify variances for budget in order to review, revise and meet operational and sales goals. Create future strategies in order to meet Regional, Divisional and Corporate financial targets. Approve community expenditures according to company policy and expense constraints in order to judiciously manage spending. Recommend capital improvements and approve payment of capital projects in order to ensure alignment with capital budgets and in line with company practice and policy.

3.

Staff Management: Recruit, select, orient, and train employees in order to retain high performing employees and to meet company service and financial objectives. Approve changes in employment status. Coach, recognize, counsel, and develop employees; plan, monitor and appraise specific job results in order to determine and recommend annual salary increases and bonuses.

4.

Marketing: Seek input, create and implement strategic regional marketing plans for core and ancillary services with support from Corporate, Divisional, Regional and Community management. Assess Regional plans against Corporate Marketing Strategy to ensure alignment. Develop Regional advertising strategies in partnership with Division team members, New Business and Corporate Communications. Pursue ongoing training and seek networking opportunities, both internal and external, to obtain specific market demographics and product knowledge in order to maintain fill ratios and/or increase occupancy.

5.

Sales/Sales Support: Create regional sales strategy based on market comparisons and historical trends for new and used home sales, and train staff to implement. Review and approve offers on new and used homes in collaboration with the Sales person or Community Manager. Coach and train Staff on financing options and process. Assist in resolving issues that arise during the sales process. Complete purchase orders for sales and enter them into JDE with vendor name, in order to initiate the order. Monitor progress on home sales.

6.

Asset Management: Develop strategies to improve and/or maintain the value of each community in order to maintain and grow our assets. Regularly assess properties for improvement requirements, assess criticality, plan and allocate resources for improvements and implement plans in a timely fashion. Review contract options, select and interact with outside vendors and contractors to ensure cost effective, quality work. Create development concepts and implementation plans for development communities, ensuring cost effectiveness, value and timeliness. Monitor progress on improvements.

7.

Other duties as required : Job performance requires fulfilling other incidental or related duties as assigned, assisting and training others, and performing duties of higher rated positions from time to time for developmental purposes.

Business Experience:

1.

Experience in the Management of Manufactured Home Communities or related experience.:

Experience in the industry is important to enable the individual to understand the daily issues of the community environment, in order to lend his/her expertise to the timely resolution of critical issues. The individual in the position must have a current, valid drivers license from the State where their office is located before driving a company-owned vehicle or before driving his/her own vehicle on company business.

Educational Requirements:

1.

Undergraduate degree or college certification helpful:

Two to five years related experience in progressively more responsible positions.
