Operating as a member of The William Warren Group team and representing the growing brand of StorQuest Self Storage, the salesperson will act as a Regional Sales Associate of Business Development in the Florida Market. The Rundown:

The Regional Sales Associate will be responsible for relationships and growth of the company’s assets under management within the Orlando/Tampa North Florida area. The Sales Associate will set goals, define and implement strategies, and evaluate results to ensure business goal and objectives are met or exceeded. While working from home initially, and covering the State of Florida. Come with a “can do” attitude and we will train you on the investment and management services the company offers. Job functions include, but are not limited to:

· Proactively call upon Real Estate development firms, investment firms, individual owners or commercial real estate agents and present service and product offerings.

· Develop new relationships with architects, contractors, brokers, industry vendors and suppliers.

· Meet with city planning officials to understand new supply that might be impacting the market.

· Work closely with our Director of Strategic Relationships to negotiate and close new business contracts, while identifying new real estate acquisition prospects.

· Source and manage development and acquisition opportunities, including all aspects of negotiation and coordination with local municipalities for any necessary entitlements and approvals as well as working closely with our Construction Team and serving as the key point of contact for all local professionals (engineers, general contractors, architects, brokers) involved on each project.

  • Compile, update, and incorporate market research data for target markets and properties.
  • Coordinate and assist with due diligence, including reviewing financial statements/budgets, researching real estate taxes, researching existing market conditions including comparable properties rents, occupancy and size; and reviewing third party consultant reports.
  • Interface with senior management, clients, third-party vendors, brokers, property managers, and potential lenders as necessary during the acquisition process.
  • Regular in-state travel and touring of prospective investments.
  • Maintain a detailed understanding of pending and proposed new developments in the Florida region approved.
  • Using industry contacts to generate new acquisition, development and property management opportunities.
  • Building relationships and interface with municipal and state government personnel.

· Join forces with Research Analysts to create, update proprietary mapping and lead generating software.

· Enthusiastically attend company meetings/industry events including conferences & tradeshows.

· Self-motivated and accountable to oneself for production and reaching quarterly goals.

· Maintain daily software log in Salesforce giving visibility to business development pipeline.

About You:

· Energetic self-starter with an ability to thrive in a fast-paced environment.

· 2-5 years’ experience in commercial real estate or high-level sales or business development.

· Excellent communicator and creative thinker with an outgoing personality.

· Ability to successfully build strong relationships within and outside the industry.

· Aptitude to manage multiple projects at a time.

· Extremely proficient with Microsoft Office Suite (Excel, Word and Power Point) and SalesForce.

Compensation:

Compensation will be comprised of base salary and quarterly bonus based on productivity and transactions closed during each quarter.
