The Regional Service Manager is to provide execution of preventative maintenance, support, training, and guidance to the Directors of Operations (DO’s), Service Managers and sites.
The Role You’ll Play
Ensure all company maintenance policies and procedures are implemented and enforced within the region
Ensure that company standards for the performance of maintenance functions are consistently maintained on communities within region
Conducts bi-annually property inspections or as requested by the VP of Services & Facilities.
Ensures property inspection reports are conducted regularly on site and reviews property report monthly s to understand what maintenance or service issues need to be resolved and what maintenance improvements need to be made
Provide cost reduction recommendations. Monitor and manage budget maintenance and turnover expenditures and requirements within region
Provide on-going direction, guidance and training to service personnel and property management staff. Conduct monthly safety and maintenance training
Assist in recruiting, interviewing of service personnel. Provide on-boarding training for Service Managers. Provide performance feedback to DO’s and VP of Service & Facilities on Service Managers
Monitor training compliance of service personnel by property
Collaborate with others to develop policy, processes and programs to improve service operations
Evaluate, manage, and contract regional service contractors to gain economies of scale and ensure contractors are meeting the requirements of their contracts
Provide accurate and timely documentation and reports as needed
Keep informed of and provide plans for the communities to accommodate changes in local, state and federal code requirements as it relates to maintenance operations
Promote and practice incident-injury free and sustainability – with respect to “best practices.” As well, support and identify continuing energy saving and sustainability opportunities
Adhere to company policies and procedures
Manage and participate in the due diligence process, including organizing and providing inspection equipment to inspection team an and managing due diligence reporting
Coordinate technical training such as HVAC, EPA, appliance repair
Support training of contract scope writing, utility expense management
Perform audits on properties in portfolio, including identifying major equipment specifications and updating database of assets
Assists with other tasks and projects as required
Your Building Blocks of Success
High school diploma or equivalent required
3-5 years’ experience of increasingly responsible management positions within service management
Strong working knowledge of OSHA standards, fire, safety procedures and MSDS regulations
Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical systems
Must have a valid driver’s license
Must be able to travel approximately 50-60%
Written & oral communication skills required
Available to work all shifts including weekends
Completion of state specific required training
Must be able to read and write English
Must be able to work with numbers and figures
Must be able to work with Microsoft Office products, Word and Excel
