How You Will Contribute
The Regional Vice President will be located in the Tampa area, to oversee the management operations of our rapidly expanding Southwest Florida portfolio. The ideal candidate must be familiar with the Tampa rental market and possess exceptional employee relations and management skills. We are looking for a regional vice president who is success driven, a team player, and is willing and able to take full P&L responsibility for the regional operations (including supervision of the in-place regional management team). With anticipated expansion, the individual must be able to on board and oversee new properties into their region and be adept at recruiting, training and advancing personnel to support our growing portfolio.
Responsibilities
- Financial reporting which includes expense budgeting, overall revenue forecast to include salaries, marketing and maintenance expense
- Implementing and enforcing company policy and procedures
- Familiarity with Fair Housing practices, laws and ensuring agency guidelines are followed
- Analyzing market conditions, occupancy trends and competitive pricing with the ability to adjust and implement new market rents, renewal rates, retention programs and leasing incentives
- Oversee three regional managers and manage day-to-day operations of a 5,000 plus unit portfolio
- Ability to train, mentor and lead a management team
- Design and implement a plan of action to improve/maximize the performance of the properties in the portfolio
- Conduct regular site visits and advise, guide and coach regional managers and site-level associates to achieve outstanding results
- Attend agency inspections and ownership/investor meetings
- Maintain a strong rapport with owners, vendors, managers and employees
- Assist with new acquisitions
- Organize and implement an effective plan of action for property take overs
Qualifications
Things You Will Need
- Bachelor Degree in business or related field and/or five plus years’ Florida based multifamily experience
- Property Management Certification (regional manager level/multiple properties)
- Five plus years of Florida based multi-site apartment management on a portfolio of at least 4,000 units is mandatory as is experience supervising a team of Regional Managers and support personnel. Familiarity with Yardi, Rent Café, LRO, and Rentlytics a plus
- Excellent skills using MS Word, Excel, Access, and Internet Explorer
- Excellent problem solving/judgment skills, and high level of attention to detail and accuracy
- Strong organizational skills, and the ability to work under pressure
- Ability to handle and prioritize multiple tasks and meet all deadlines
- Strong analytical skills
- Able to bend, stoop, squat, kneel, climb stairs, push, pull, reach, and stand for extended periods of time
