The remediation assistant is responsible for the timely response to water leak, mold, odor, fire and smoke damage incidences throughout the entire property. This is a unique and vital position requiring the utmost in professionalism. This is a highly visible position requiring tact, creative problem solving, inter-departmental cooperation, skills, and compassion. This position has constant interaction with the residents and management and must be able to communicate in a courteous and professional fashion, often while diffusing highly emotional situations and emergencies.

- First Responder and Assessor to simultaneous emergency situations.
- Represents and protects Parkway resident’s and management’s best interest while coordinating restoration activities conducted by outside vendors as directed.
- Performs mold remediation as directed.
- Performs water damage restorations as directed.
- Identify dry wall demo and restoration.
- Identify roof and water line leak repairs.
- Identify water intrusion source.
- Maintains compliance with the company’s written Respiratory Protection Program. The provisions of the program include procedures for selection, medical evaluation, fit testing, training, use and care of respirators.
- Maintain all equipment related to the Department.
- Heavy phone contact with residents to notify residents of emergency situation, schedule appointments, and give status updates.
- Escalate to management when all other forms of communication have not been successful.
- Document as required, including but not limited to, creating service tickets, maintaining remediation files, and providing updated status information to management.
- Keeping an electronic record of each remediation including taking photos, uploading photos, and storing photos in the appropriate electronic file.
- Attend weekly tool box topic and monthly safety meetings.
- All other duties as assigned.
Qualifications (Education, Experience, Technical Skills)
· Computer skills including Microsoft Office Suite
· Communication skills
· Valid State of Florida Driver License
· Ability to operate a box truck
· Technical ability to understand how to read and / or operate remediation equipment
· High School Diploma or GED equivalent
· Able to read, write and understand English. Bilingual preferred
· Problem solving skills
Working conditions
Majority of work is performed indoors and in tight spaces. While performing the duties of this job, the individual will be required to reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl, and smell; will regularly be required to stand, walk and will frequently be required to sit, use hands to finger, handle, feel or smell. Vision requirements are close, distance, color, and peripheral vision, depth perception, and the ability to adjust focus; all while donning PPE; including half- face and full- face respirators.
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. This position is regularly exposed to wet or humid conditions and standing water. Exposure to high temperatures (95 degrees and above), high humidity (80% and above) and a variety of weather conditions is common. The typical noise level is quiet to very loud.
Involves exposure to blood, body fluids, or tissues, although situations can be imagined or hypothesized under which anyone, anywhere, might encounter potential exposure to body fluids. Exposure to particulates and organic vapors is common.
Physical requirements
Physical demands are those of a property management site environment. While performing the duties of this job, the individual will:
· May be required to lift up to eighty pounds.
· Occasionally be required to reach with hands and arms, balance, stoop, kneel or crouch
· Regularly be required to stand for long periods, walk, and lift up to 50 pounds
· Occasionally be required to climb ladders
· Work outdoors in all kinds of weather conditions, including extreme heat
· Be required to see, speak and hear
· Position will also involve exposure to cleaning solutions/chemicals
· Involves none to minimal exposure to blood, bodily fluids/tissues, although situations can be imagined or hypothesized under which anyone, anywhere might encounter potential exposure to bodily fluids
This position reports directly to the Assistant Superintendent, Remediation. This position maintains a close working relationship with all other work groups including the Parkway Trades, the SCA staff and the OTOW Real Estate of Pinellas, LLC and Rental staff. This position maintains a very close working relationship with the Parkway Service Department, Emergency Service and Community Association
