Experienced Property Management Professional

Second Avenue is recruiting a Resident Support Specialist for its Single-Family Property Management division in Tampa, FL.

Minimum 5 years of experience in residential property management with 2 years+ experience in Single Family Property Management a MUST.

We are looking for an experienced property management professional, with single family rental experience being highly desired. Candidate should possess a proven track record that demonstrates a high degree of motivation, self-management and the ability and willingness to learn new skills and processes. Flexibility and ability to work well within a team on a variety of initiatives are critical attributes for this candidate.

Duties and Responsibilities

  • Effective ability to ensure timely rent collection in accordance with industry standards.
  • Manage resident issues such as resident notifications, HOAs and code violations.
  • Manage effective resolution on property violations with vendors and with respective code enforcement authority on vacant properties.
  • Communicate with supervisor and various members of the internal team and external vendors.
  • Process resident applications.
  • Execute new and renewal leases.
  • Process move-ins and coordinate move-outs.
  • Run and manage from reports from property management system.
  • Deliver positive customer service experience during all interaction with clients, associates, peers, support groups, suppliers and residents.
  • Comply with all company standards, applicable health and safety rules and regulations, as well as applicable local, state and federal laws.

Skills/Specialized Knowledge

  • Extensive experience with rent collection. Experience should involve both written and verbal interaction with residents.
  • Knowledge of Landlord Tenant Act. Knowledge of legal notices and processes. Comprehension of Federal Fair Housing laws and any applicable local housing provisions.
  • Ability to use a computer proficiently, including Microsoft Outlook, Word, Excel and property operating/accounting software. Propertyware experience preferred.
  • Excellent customer service and interpersonal skills.
  • Professional verbal and written communication skills.
  • Strong organizational and time-management skills.
  • Ability to make quick and effective decisions. Ability to identify, analyze, and resolve issues. Be solutions-based.
  • Ability to negotiate, influence and gain consensus.

Required Licenses or Certifications

  • Current driver’s license and automobile insurance.
  • Other licenses and/or certifications as required by state law.

  • Must be available to work on-call or when needed, including weekends or non-traditional holidays.
  • Ability to tolerate stressful situations.
  • Ability to work under minimal supervision.

Physical Requirements

  • Standing, walking, and/or sitting for extended periods of time.
  • Frequent climbing, standing, use of fingers, handling, feeling, talking, and hearing.
  • Moderate stooping and lifting.
  • Ability to lift and/or move up to 25 pounds.

Ideal Candidate Characteristics and Background:

  • Minimum 5 years of experience in residential property management with 2 years+ experience in Single Family Property Management.
  • Minimum high school graduate required.
  • Ability to accomplish outlined tasks within defined time frames.
  • Proven ability to interact effectively with a wide range of highly experienced peers and principals.
  • Experience and knowledge with respect to accounting and property management software platforms. Propertyware and related platforms a desirable plus.
  • Successful track record with respect to prioritizing multiple initiatives – including rapid execution and sense of urgency regarding completion of key tasks within set time frames.
  • Strong work ethic, value system, high level of adaptability and team orientation.
