SeaSide Villas Apartment Homes is looking for a qualified Maintenance Tech for their waterfront apartment site!
Working hours: 8:00 AM – 5:00 PM Monday through Friday and on call 2 weeks on, 2 weeks off
Pay: $18.00 an hour
Job Summary – performs routine and extensive preventative maintenance and repair of all mechanical systems and equipment of the building interior and exterior. Employee is required for maintaining the clean and neat appearance of all assigned areas.
Responsibilities:
– Assists in ensuring equipment is operating correctly and is safe for use.
– Required to complete special projects as assigned.
– Must participate in continuing education and training sessions to remain up to date on changes effecting equipment.
– Responsible for responding to calls throughout entire assigned shift.
– Responsible for preventive maintenance.
– Must follow strict adherence to established infection control and safety procedures that comply with Universal Precautions, the Joint Commission on Accreditation of Healthcare Organizations (JCAHO), and state and federal legislation.
– Conducts maintenance repairs on equipment whenever warranted.
– Able to troubleshoot equipment issues and take corrective action.
– Responsible for follow-up on preventive maintenance.
– Adherence to all company policies and procedures.
Skills:
– HVAC knowledge highly sought after however training is available for the right candidate.
– You will maintain the property to ensure good working order and pleasant curb appeal while providing superior customer service to your residents.
– Diagnose and solve maintenance issues in the apartment homes, exterior and common areas ranging from plumbing, electrical, general carpentry, HVAC, appliances and pools.
– complete service requests within 24 hours
– Must be available and willing to answer 24 hour maintenance emergency calls 2 weeks on and two weeks off.
-Must have the ability to react and address all emergency situations promptly.
-prepare apartments for new residents promptly following RKW standards.
-Perform daily maintenance of property grounds
-Perform casual labor such as lifting/moving heavy items as directed by Maintenance
-Routinely inspect building mechanical systems to ensure proper performance and maintenance
-Report to maintenance Supervisor all problems, including items that may not be lin the list of responsibilities
-additional projects and duties assigned by Maintenance Supervisor and property Managers.
Education:
High School
Qualifications:
– High School Diploma, GED or equivalent number of years of education and production maintenance experience.
– One year relevant experience or training.
– Preferred candidates have HVAC experience
